New Homes to Rent

In short

New homes to rent in the UK are newly built homes let to tenants, either by a private landlord, a build to rent owner or, for affordable and social rent, a council or housing association. Land to Homes plans new homes for rent but has none available yet. You can register interest so we can contact you if homes are brought forward.

New Homes to Rent: how it works

New-build rented homes can offer modern energy standards, a well-planned layout and a landlord with a long-term interest in the property. Land to Homes plans to include homes for rent on the sites it brings forward, alongside homes for sale and affordable housing. At the moment no homes are available to rent, and we do not take applications, holding deposits or fees. If you would like to hear about rental homes in an area, register interest with the type of home, the area and the timing you have in mind. If you are looking for social or affordable rent, the route is different: those homes are let through council housing registers and housing association lists, and eligibility is set by them. We explain how tenancies work in each nation in general terms, but for advice on your own situation, speak to an independent housing adviser.

How it differs across the UK

ENGEngland

In England, the Renters' Rights Act 2025 has replaced assured shorthold tenancies with assured periodic tenancies for most private lets, ending section 21 'no fault' evictions. Deposits must be protected in a government-approved scheme. Social and affordable rent homes are let by councils and registered providers, which are regulated by the Regulator of Social Housing.

WLSWales

In Wales, the Renting Homes (Wales) Act 2016 means tenants are contract-holders with written occupation contracts: standard contracts for most private lets and secure contracts for most council and housing association homes. Private landlords must register with Rent Smart Wales, and those who manage their own lets must also be licensed. Homes must be fit for human habitation.

SCTScotland

In Scotland, most private lets are open-ended private residential tenancies, and private landlords must register with their council. The Housing (Scotland) Act 2025 allows rent control areas to be designated, with exemptions for qualifying build to rent and mid-market rent homes. Council and housing association tenants usually have a Scottish secure tenancy.

NIRNorthern Ireland

In Northern Ireland, private tenancies are governed by the Private Tenancies Order as amended by the Private Tenancies Act 2022, which lengthened notice to quit periods and tightened deposit rules. Private landlords must register with the Landlord Registration Scheme. Social homes are allocated through the Northern Ireland Housing Executive's common waiting list.

Frequently asked questions

Does Land to Homes have any homes to rent?

No, not yet. Land to Homes is a new venture and has no homes available to rent. We do not take rental applications, holding deposits or fees at this stage. You can register interest with the area, type of home and timing you need, and we will contact you if we bring forward rental homes that match.

How do I register interest in renting a new home?

Give us your contact details, the areas you are interested in, the type and size of home you need and roughly when you want to move. We use that to contact you about relevant homes and to understand rental demand when we plan sites. It is free, it is not an application and you can ask us to remove your details at any time.

Can I apply to you for a social or affordable rent home?

No. Social and affordable rent homes are let through council housing registers and housing association lists, which set the eligibility rules and decide who is offered a home. If a site we bring forward includes affordable homes, they will be let through the relevant council or housing association. Contact your local council's housing team to join a list.

What kind of tenancy would I get in England?

Under the Renters' Rights Act 2025, most new private tenancies in England are assured periodic tenancies with no fixed end date, and section 21 'no fault' evictions have ended. Landlords must rely on specified grounds to seek possession. Social housing tenancies follow different rules. For advice on your own circumstances, speak to an independent housing adviser.

How are tenancies different in Wales, Scotland and Northern Ireland?

In Wales, tenants are contract-holders under occupation contracts set by the Renting Homes (Wales) Act 2016. Most private tenancies in Scotland are open-ended private residential tenancies. In Northern Ireland, private tenancies are governed by the Private Tenancies Order, as amended by the Private Tenancies Act 2022. Each nation has its own rules on deposits, notice and landlord registration.

Will my deposit be protected?

In most cases, yes. Each nation requires private landlords to protect tenancy deposits in an approved scheme within a set period and to give tenants information about the scheme. The detailed rules differ between England, Wales, Scotland and Northern Ireland. If homes we bring forward are let privately, deposits will be handled under the rules that apply.

What is build to rent?

Build to rent means homes designed and built specifically for renting, usually owned by one landlord and professionally managed as a whole development. Schemes often include on-site management and shared spaces. Land to Homes talks to institutional partners about build to rent, but we have no build to rent homes available at present.

Are new-build rented homes more energy efficient?

Generally, yes. New homes must meet current building regulations or building standards on insulation, airtightness and heating, which are stricter than the rules many older homes were built to. That usually means a better Energy Performance Certificate rating, although running costs still depend on the home, the heating system and how it is used.
