Planning in Shropshire: the English rules
If you rent privately in Shropshire, the Renters' Rights Act 2025 now shapes your tenancy: most tenancies run from one rent period to the next, rent can usually only be raised once a year through a formal process, and no-fault evictions have ended. Affordable options in England include Social Rent, Affordable Rent at up to 80% of market rent, and shared ownership. Land to Homes plans homes for sale and rent, and you can register interest now.
In England, the Renters' Rights Act 2025 has replaced assured shorthold tenancies with assured periodic tenancies for most private lets, ending section 21 'no fault' evictions. Deposits must be protected in a government-approved scheme. Social and affordable rent homes are let by councils and registered providers, which are regulated by the Regulator of Social Housing.

Questions about New Homes to Rent in Shropshire
How are tenancies different in Wales, Scotland and Northern Ireland?
In Wales, tenants are contract-holders under occupation contracts set by the Renting Homes (Wales) Act 2016. Most private tenancies in Scotland are open-ended private residential tenancies. In Northern Ireland, private tenancies are governed by the Private Tenancies Order, as amended by the Private Tenancies Act 2022. Each nation has its own rules on deposits, notice and landlord registration.
What is build to rent?
Build to rent means homes designed and built specifically for renting, usually owned by one landlord and professionally managed as a whole development. Schemes often include on-site management and shared spaces. Land to Homes talks to institutional partners about build to rent, but we have no build to rent homes available at present.
Can I apply to you for a social or affordable rent home?
No. Social and affordable rent homes are let through council housing registers and housing association lists, which set the eligibility rules and decide who is offered a home. If a site we bring forward includes affordable homes, they will be let through the relevant council or housing association. Contact your local council's housing team to join a list.
Are new-build rented homes more energy efficient?
Generally, yes. New homes must meet current building regulations or building standards on insulation, airtightness and heating, which are stricter than the rules many older homes were built to. That usually means a better Energy Performance Certificate rating, although running costs still depend on the home, the heating system and how it is used.
Can I register for new homes in Shropshire?
Yes. Registering for Shropshire is free and does not commit you to anything. There are no homes available yet; if we bring homes forward in or near Shropshire, we will contact you.
