How it works: from land to homes
Every site follows the same path, from a first conversation with the landowner to the day new residents move in. Here is what happens at each stage and who does what.
Land to Homes works in six stages: a first conversation, a free site appraisal, an agreed deal (sale, option, promotion or joint venture), planning, design and construction, and finally handover of homes for sale, rent or affordable housing. The landowner chooses the route; we manage the planning and building work on the sites we take forward.

Stage 1First conversation
You tell us about the land, or the homes you are looking for. A postcode is enough to start a land enquiry. There is no charge and no obligation.
Stage 2Free site appraisal
We check planning policy, access, flood risk, ecology, heritage and services, look at how many homes the site could sensibly take, and explain the routes open to you.
Stage 3Heads of terms
If the site works, we set out a direct offer, option, promotion or joint venture terms in writing, including how your reasonable legal fees are covered on option and promotion deals. Your solicitor and ours then agree contracts.
Stage 4Planning
We commission surveys, prepare the design and submit the planning application, working with the council and the community. No one can guarantee permission, so we tell you plainly where the risks are.
Stage 5Design and construction
Detailed design, building regulations approval, roads and drainage agreements, then construction with our group's building and supply businesses.
Stage 6Homes
Finished homes are released for sale and for rent, and affordable and social homes are handed to housing partners for their residents.
