Are any Land to Homes properties available now?

Not yet. Land to Homes aims to bring forward new homes, and no homes are currently available to buy or rent. You can register your interest, tell us where you want to live and what you are looking for, and we will contact you if homes are released. Registering is free and does not commit you to anything.

How does registering interest work?

Tell us the areas you are interested in, whether you want to buy or rent, and the size of home you need. We keep your details only for that purpose and contact you when suitable homes are released. You can ask us to remove your details at any time. Our privacy notice explains how we handle your information.

Can I apply for an affordable or social home through you?

Eligibility for affordable and social homes is set by councils and housing providers, not by us. Social rent homes are normally allocated through the council or housing association's own list, and shared ownership homes through the provider's own process. We can tell you when homes in your area are released and who to apply to. Read affordable housing and social housing.

What should I know about buying a new-build home?

New homes usually come with a structural warranty, a reservation agreement and a snagging stage before or after completion. Our guide to buying a new-build home explains each step, and our guide to renting a new-build home covers tenancy rules in each nation.

Questions

Do you have any new homes for sale or rent?

Not yet. Land to Homes is a new venture and has no homes, plots or developments for sale or rent at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We do not take reservations, fees or deposits at this stage.

How do I register interest in a new home?

Tell us your contact details, preferred areas, the type and size of home, whether you want to buy or rent, and your timing. Registering is free, it is not a reservation or an application, and you can ask us to remove your details at any time. We use it to contact you and to understand what people need.

What is a new-build warranty?

It is an insurance-backed policy covering certain defects in a new home for a set period after completion. The builder is usually responsible for most defects early in the cover, and the warranty provider covers major structural problems later. Most mortgage lenders expect a recognised warranty, or a professional consultant's certificate, before they lend on a new home.

What are the New Homes Quality Code and New Homes Ombudsman?

The New Homes Quality Code is a code of practice for developers registered with the New Homes Quality Board, covering how homes are marketed, reserved, sold and handed over, and after-sales care. Buyers of homes from registered developers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.

Who decides who gets an affordable or social home?

Councils and housing associations, not developers. They set eligibility, usually based on income, housing need and sometimes a local connection, and allocate homes through their own lists or sales processes. In Northern Ireland, social homes are allocated through the Northern Ireland Housing Executive's common waiting list. Land to Homes does not allocate homes.

What should I check before reserving any new-build home?

Check the specification, the tenure and any lease terms, estate or service charges for unadopted roads and open space, the warranty provider, the reservation terms and whether the developer is registered with the New Homes Quality Board. Instruct your own solicitor early, visit the site if you can and ask for everything important in writing.
