Rules that apply in Hertfordshire

Buying a new-build home in Hertfordshire follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.

In England, the Renters' Rights Act 2025 has replaced assured shorthold tenancies with assured periodic tenancies for most private lets, ending section 21 'no fault' evictions. Deposits must be protected in a government-approved scheme. Social and affordable rent homes are let by councils and registered providers, which are regulated by the Regulator of Social Housing.

New Homes to Rent in Hertfordshire: questions

Does Land to Homes have any homes to rent?

No, not yet. Land to Homes is a new venture and has no homes available to rent. We do not take rental applications, holding deposits or fees at this stage. You can register interest with the area, type of home and timing you need, and we will contact you if we bring forward rental homes that match.

How do I register interest in renting a new home?

Give us your contact details, the areas you are interested in, the type and size of home you need and roughly when you want to move. We use that to contact you about relevant homes and to understand rental demand when we plan sites. It is free, it is not an application and you can ask us to remove your details at any time.

Are new-build rented homes more energy efficient?

Generally, yes. New homes must meet current building regulations or building standards on insulation, airtightness and heating, which are stricter than the rules many older homes were built to. That usually means a better Energy Performance Certificate rating, although running costs still depend on the home, the heating system and how it is used.

What is build to rent?

Build to rent means homes designed and built specifically for renting, usually owned by one landlord and professionally managed as a whole development. Schemes often include on-site management and shared spaces. Land to Homes talks to institutional partners about build to rent, but we have no build to rent homes available at present.

Are there new homes available in Hertfordshire now?

Not yet. Land to Homes has no homes available in Hertfordshire at the moment. You can register your interest for Hertfordshire, and we will contact you if we bring homes forward there or nearby.
