Why work with Land to Homes in Berkshire

Clear information first

Before any home is offered, expect the rent, the tenancy type, the deposit arrangements and what is included to be set out in writing.

Private rent and build to rent

Homes for private rent may be let by us or by an institutional build to rent partner, depending on how a site is funded and managed.

Affordable and social rent explained

Homes for affordable or social rent are let through councils and housing associations, which set eligibility and run their own lists.

Signposting to advice

We cannot advise on individual tenancy problems, but we can point you to independent housing advice services in your nation.

Rules that apply in Berkshire

Buying a new-build home in Berkshire follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.

In England, the Renters' Rights Act 2025 has replaced assured shorthold tenancies with assured periodic tenancies for most private lets, ending section 21 'no fault' evictions. Deposits must be protected in a government-approved scheme. Social and affordable rent homes are let by councils and registered providers, which are regulated by the Regulator of Social Housing.

What is build to rent?

Schemes often include on-site management and shared spaces. Land to Homes talks to institutional partners about build to rent, but we have no build to rent homes available at present.

How are tenancies different in Wales, Scotland and Northern Ireland?

In Wales, tenants are contract-holders under occupation contracts set by the Renting Homes (Wales) Act 2016. Most private tenancies in Scotland are open-ended private residential tenancies. In Northern Ireland, private tenancies are governed by the Private Tenancies Order, as amended by the Private Tenancies Act 2022. Each nation has its own rules on deposits, notice and landlord registration.
