The English system, as it applies in Cornwall

Renting a new home in Cornwall? In England, most private tenancies are now assured periodic tenancies with no fixed end date, and since 1 May 2026 landlords can no longer use section 21 no-fault evictions. New-build buyers usually receive a structural warranty and buy through exchange of contracts and completion, paying Stamp Duty Land Tax where it is due. Land to Homes has no homes for sale or rent yet, but you can register your interest.

In England, the Renters' Rights Act 2025 has replaced assured shorthold tenancies with assured periodic tenancies for most private lets, ending section 21 'no fault' evictions. Deposits must be protected in a government-approved scheme. Social and affordable rent homes are let by councils and registered providers, which are regulated by the Regulator of Social Housing.

Common questions in Cornwall

Are new-build rented homes more energy efficient?

Generally, yes. New homes must meet current building regulations or building standards on insulation, airtightness and heating, which are stricter than the rules many older homes were built to. That usually means a better Energy Performance Certificate rating, although running costs still depend on the home, the heating system and how it is used.

How do I register interest in renting a new home?

Give us your contact details, the areas you are interested in, the type and size of home you need and roughly when you want to move. We use that to contact you about relevant homes and to understand rental demand when we plan sites. It is free, it is not an application and you can ask us to remove your details at any time.

How are tenancies different in Wales, Scotland and Northern Ireland?

In Wales, tenants are contract-holders under occupation contracts set by the Renting Homes (Wales) Act 2016. Most private tenancies in Scotland are open-ended private residential tenancies. In Northern Ireland, private tenancies are governed by the Private Tenancies Order, as amended by the Private Tenancies Act 2022. Each nation has its own rules on deposits, notice and landlord registration.

What is build to rent?

Build to rent means homes designed and built specifically for renting, usually owned by one landlord and professionally managed as a whole development. Schemes often include on-site management and shared spaces. Land to Homes talks to institutional partners about build to rent, but we have no build to rent homes available at present.

Are there new homes available in Cornwall now?

Not yet. Land to Homes has no homes available in Cornwall at the moment. You can register your interest for Cornwall, and we will contact you if we bring homes forward there or nearby.
