Rules that apply in Isle of Wight
Renting a new home in Isle of Wight? In England, most private tenancies are now assured periodic tenancies with no fixed end date, and since 1 May 2026 landlords can no longer use section 21 no-fault evictions. New-build buyers usually receive a structural warranty and buy through exchange of contracts and completion, paying Stamp Duty Land Tax where it is due. Land to Homes has no homes for sale or rent yet, but you can register your interest.
In England, the Renters' Rights Act 2025 has replaced assured shorthold tenancies with assured periodic tenancies for most private lets, ending section 21 'no fault' evictions. Deposits must be protected in a government-approved scheme. Social and affordable rent homes are let by councils and registered providers, which are regulated by the Regulator of Social Housing.

Your questions answered for Isle of Wight
What is build to rent?
Build to rent means homes designed and built specifically for renting, usually owned by one landlord and professionally managed as a whole development. Schemes often include on-site management and shared spaces. Land to Homes talks to institutional partners about build to rent, but we have no build to rent homes available at present.
Are new-build rented homes more energy efficient?
Generally, yes. New homes must meet current building regulations or building standards on insulation, airtightness and heating, which are stricter than the rules many older homes were built to. That usually means a better Energy Performance Certificate rating, although running costs still depend on the home, the heating system and how it is used.
What kind of tenancy would I get in England?
Under the Renters' Rights Act 2025, most new private tenancies in England are assured periodic tenancies with no fixed end date, and section 21 'no fault' evictions have ended. Landlords must rely on specified grounds to seek possession. Social housing tenancies follow different rules. For advice on your own circumstances, speak to an independent housing adviser.
Can I apply to you for a social or affordable rent home?
No. Social and affordable rent homes are let through council housing registers and housing association lists, which set the eligibility rules and decide who is offered a home. If a site we bring forward includes affordable homes, they will be let through the relevant council or housing association. Contact your local council's housing team to join a list.
Are there new homes available in Isle of Wight now?
Not yet. Land to Homes has no homes available in Isle of Wight at the moment. You can register your interest for Isle of Wight, and we will contact you if we bring homes forward there or nearby.
