Planning in Moray: the Scottish rules
Renting privately in Moray? Since December 2017, almost all new private lets in Scotland are private residential tenancies, which are open-ended: a landlord can only end one on specified grounds, not because a fixed term has finished. The Housing (Scotland) Act 2025 is bringing in further rent and eviction measures. New-build buyers usually receive a structural warranty and may want a snagging survey before settlement. We have no homes available yet, but you can register interest.
In Scotland, purchases are concluded through missives, Land and Buildings Transaction Tax applies, and title is registered with Registers of Scotland. A Home Report is not needed on the first sale of a new home. New homes need a building warrant and an accepted completion certificate, and the New Homes Quality Board framework covers Scotland.

New-Build Homes for Sale in Moray: questions
Does Land to Homes have any new homes for sale?
Not yet. Land to Homes is a new venture and has no homes, developments or plots for sale or reservation at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We never ask for a deposit to register interest.
Is buying a new home different in Scotland, Wales or Northern Ireland?
Yes. In Scotland the purchase is concluded through missives exchanged between solicitors, Land and Buildings Transaction Tax applies, and a Home Report is not needed for the first sale of a newly built home. Wales has Land Transaction Tax, while England and Northern Ireland use Stamp Duty Land Tax. A solicitor in the relevant nation can explain the detail.
What does the New Homes Ombudsman Service do?
It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
Are there new homes available in Moray now?
Not yet. Land to Homes has no homes available in Moray at the moment. You can register your interest for Moray, and we will contact you if we bring homes forward there or nearby.
