Rules that apply in Forth Valley
Buying a home in Forth Valley works differently in Scotland. Offers are made through a solicitor, and the purchase becomes binding when missives are concluded. Most resale homes come with a Home Report, but a brand-new home sold to its first occupier is exempt, although the seller must still provide an Energy Performance Certificate. Buyers pay Land and Buildings Transaction Tax. Land to Homes has no homes for sale yet; register interest to hear about future plans.
In Scotland, purchases are concluded through missives, Land and Buildings Transaction Tax applies, and title is registered with Registers of Scotland. A Home Report is not needed on the first sale of a new home. New homes need a building warrant and an accepted completion certificate, and the New Homes Quality Board framework covers Scotland.

Your questions answered for Forth Valley
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
What should I check before reserving a new-build home?
Check the specification and what is included, the tenure and any lease terms, estate or service charges for roads and open space, the warranty and who provides it, and the reservation terms. Ask whether the developer is registered with the New Homes Quality Board. Instruct your own solicitor early, and visit the site if you can.
Does Land to Homes have any new homes for sale?
Not yet. Land to Homes is a new venture and has no homes, developments or plots for sale or reservation at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We never ask for a deposit to register interest.
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
Are there new homes available in Forth Valley now?
Not yet. Land to Homes has no homes available in Forth Valley at the moment. You can register your interest for Forth Valley, and we will contact you if we bring homes forward there or nearby.
