How we work in Stirling
Consumer protection explained
We explain the New Homes Quality Code and the New Homes Ombudsman Service in neutral terms, so you know what protections to look for when buying any new home.
New-build warranties explained
Most mortgage lenders expect a new home to carry a recognised structural warranty. We explain what warranties cover, and what they do not, in plain terms.
Rules for each nation
Buying is different in each nation, from missives in Scotland to Land Transaction Tax in Wales. We point you to the rules that apply where you want to live.
No homes for sale yet
Land to Homes is a new business. We have no developments, listings or reservations open, and we will not ask you for a deposit to register interest.
Rules that apply in Stirling
Buying a home in Stirling works differently in Scotland. Offers are made through a solicitor, and the purchase becomes binding when missives are concluded. Most resale homes come with a Home Report, but a brand-new home sold to its first occupier is exempt, although the seller must still provide an Energy Performance Certificate. Buyers pay Land and Buildings Transaction Tax. Land to Homes has no homes for sale yet; register interest to hear about future plans.
In Scotland, purchases are concluded through missives, Land and Buildings Transaction Tax applies, and title is registered with Registers of Scotland. A Home Report is not needed on the first sale of a new home. New homes need a building warrant and an accepted completion certificate, and the New Homes Quality Board framework covers Scotland.

New-Build Homes for Sale in Stirling: questions
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
What is a new-build warranty?
It is an insurance-backed policy covering certain defects in a newly built home for a set period after completion. Typically the builder must put right most defects in the early part of the cover, and the warranty provider covers major structural problems later. Most mortgage lenders require a recognised warranty or a professional consultant's certificate before lending on a new home.
What does the New Homes Ombudsman Service do?
It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
Are there new homes available in Stirling now?
Not yet. Land to Homes has no homes available in Stirling at the moment. You can register your interest for Stirling, and we will contact you if we bring homes forward there or nearby.
