The English system, as it applies in March

Land with no planning permission can still be sold. Around March, the usual routes in England are a direct sale, an option agreement or a promotion agreement, where the planning work is funded for you and the land is sold once consent is granted. Outline planning permission settles the principle, with reserved matters approved later. Section 106 obligations, the Community Infrastructure Levy where charged and biodiversity net gain all affect what a site is worth, so independent advice matters.

Buying a new-build home in March follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.

Common questions in March

Who pays for the planning application?

Usually the applicant pays the council fee and the cost of surveys and reports. Under a promotion agreement with Land to Homes, we fund the planning work, and the costs are only recovered from the sale proceeds if the land sells with planning. On a direct purchase without planning, the planning cost and risk become ours.

What are heads of terms?

Heads of terms are a short written summary of the main points of a deal, such as the price or price formula, the length of an option or promotion, who pays which costs and any conditions. They are not usually legally binding, but they guide the solicitors who draft the contract. We set out your legal fee cover in them.

Can I sell land without planning permission?

Yes. Land often sells without planning, either for a price that reflects the planning risk or under a deal where the price is set once permission is granted. Land to Homes can buy suitable sites directly, with or without planning and with no onward chain, subject to survey, title and contract, or promote the land through planning with you.

How is the price of development land worked out?

Development land is usually valued by working back from what the finished homes would be worth, then deducting build costs, infrastructure, planning obligations such as affordable housing, fees, finance and a developer's margin. This is called a residual valuation. We do not quote land values online; our free appraisal explains the factors that affect your site.

Is March an area you cover for land?

Yes, we cover land in March and elsewhere in Cambridgeshire, including Peterborough, St Neots and Huntingdon. Where a site suits us we can buy it directly, or set up an option or promotion agreement. On promotion there is nothing to pay upfront.
