Sell Farmland and Paddocks in March
A paddock in March used for grazing or horses can be worth far more as housing land, but only if planning is realistic. Land to Homes looks at the settlement boundary, access from the road, flood risk and the development plan, then tells you which route gives you the clearest outcome for that field.

Land we look at around March
March (PE15) is one of the Cambridgeshire towns we cover, about 14 miles east of Peterborough. If your land sits between towns, Wisbech, Ely and Peterborough are the closest neighbouring places on our list. March is part of England’s East of England region.
Around March we look at brownfield land in and around March, former garage blocks and yards and redundant agricultural buildings. Because March is in England, land titles are registered with HM Land Registry and transfers attract Stamp Duty Land Tax (SDLT).
Tell us where your land is around March and we will explain the routes open to you.
Our approach in March
Farm schemes considered
If the land is in an agri-environment or farm support agreement, taking it out may have consequences, including possible repayments. Check the scheme rules before you sign anything with anyone.
Land quality and flood risk
Planning policy tends to protect higher-grade farmland, and flood zones can rule land out entirely. We check agricultural land quality mapping and flood maps early, before any detailed discussion of terms.
Overage on paddock sales
If you sell a paddock at its current value, an overage clause can secure a further payment if planning is later granted. We explain triggers, duration and how the obligation is secured.
Fees covered on options
On option and promotion agreements we pay your reasonable legal fees, with the amount agreed up front in the heads of terms, so specialist rural legal advice is within reach.
Planning in March: the English rules
If your land near March lies in the Green Belt, national policy still protects it, but England's planning framework now recognises grey belt: Green Belt land that is previously developed or does not strongly contribute to certain Green Belt purposes. Where there is evidenced unmet need and the location is sustainable, grey belt housing can be acceptable, with major schemes meeting the Golden Rules on affordable housing, infrastructure and green space. Planning is never guaranteed, so we check policy, access and constraints first.
In England, the NPPF asks councils to take account of the value of higher-quality farmland, and Local Plans set settlement boundaries. Agricultural tenancies may fall under the Agricultural Holdings Act 1986 or be farm business tenancies, each with its own rules. Land in Environmental Land Management or Countryside Stewardship agreements needs checking before it is taken out.

Common questions in March
Can I keep farming while the land goes through planning?
Yes, in most option and promotion agreements. You stay in possession until the sale, and the agreement sets notice periods before the land is needed. It may restrict new long-term tenancies or works that could affect planning, such as removing hedgerows or trees without agreement.
How long does it take to get planning on farmland?
There is no set timescale. A field allocated in a development plan can move to an application relatively directly, while unallocated land may need to wait for the next plan review. That is why options and promotion agreements on farmland usually run over a defined term with a longstop date.
Will selling farmland affect my inheritance tax reliefs?
It may. Reliefs for agricultural and business property depend on how the land is used and held, and selling land or holding cash instead can change the position. These rules have changed recently, so speak to an accountant or tax adviser before agreeing terms.
What is an overage clause on farmland?
Overage is a promise by the buyer to make a further payment if a defined event happens after the sale, typically planning permission for a more valuable use. It is common when farmland sells at agricultural value. The key terms are the trigger, the share payable, the duration and how the promise is secured.
Do you buy land in March?
Yes. Land to Homes looks at land in March and elsewhere in Cambridgeshire, including Cambridge, Wisbech and Huntingdon. Every enquiry starts with a free site appraisal, and on option and promotion agreements we pay your reasonable legal fees.
