How the rules work in County Armagh
Renting in County Armagh? Private tenancies in Northern Ireland are governed by the Private Tenancies (Northern Ireland) Order 2006, strengthened by the Private Tenancies Act (Northern Ireland) 2022, which brought in longer notice-to-quit periods and limits on deposits. Buyers sign and exchange contracts through a solicitor, then complete, and pay Stamp Duty Land Tax as in England. New homes usually carry a structural warranty. Land to Homes has no homes available yet; register interest.
In Northern Ireland, Stamp Duty Land Tax applies and title is registered with Land & Property Services. Shared ownership is offered mainly through Co-Ownership, a not-for-profit housing association. The New Homes Quality Board framework is focused on England, Scotland and Wales, so buyers should check the warranty and complaints arrangements a developer offers.

Questions about New-Build Homes for Sale in County Armagh
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
Is buying a new home different in Scotland, Wales or Northern Ireland?
Yes. In Scotland the purchase is concluded through missives exchanged between solicitors, Land and Buildings Transaction Tax applies, and a Home Report is not needed for the first sale of a newly built home. Wales has Land Transaction Tax, while England and Northern Ireland use Stamp Duty Land Tax. A solicitor in the relevant nation can explain the detail.
Can I buy a new home through shared ownership?
Shared ownership and other affordable home ownership routes are usually provided by housing associations and other registered providers, sometimes on homes built by developers. Eligibility and the share you can buy are set by the provider and the scheme rules, not by us. If affordable homes form part of a site we bring forward, we will tell you who to contact.
What does the New Homes Ombudsman Service do?
It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.
Can I register for new homes in County Armagh?
Yes. Registering for County Armagh is free and does not commit you to anything. There are no homes available yet; if we bring homes forward in or near County Armagh, we will contact you.
