Planning in Ewell: the English rules
If your land near Ewell lies in the Green Belt, national policy still protects it, but England's planning framework now recognises grey belt: Green Belt land that is previously developed or does not strongly contribute to certain Green Belt purposes. Where there is evidenced unmet need and the location is sustainable, grey belt housing can be acceptable, with major schemes meeting the Golden Rules on affordable housing, infrastructure and green space. Planning is never guaranteed, so we check policy, access and constraints first.
Buying a new-build home in Ewell follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.

Questions about Land and homes in Ewell
What is biodiversity net gain?
Biodiversity net gain is a requirement in England for most new developments to leave natural habitat in a measurably better state than before, assessed using a statutory metric. It can be delivered on site, off site or, as a last resort, through statutory credits. It affects how much land a scheme needs. Wales, Scotland and Northern Ireland have their own biodiversity policies.
How is the price of development land worked out?
Development land is usually valued by working back from what the finished homes would be worth, then deducting build costs, infrastructure, planning obligations such as affordable housing, fees, finance and a developer's margin. This is called a residual valuation. We do not quote land values online; our free appraisal explains the factors that affect your site.
Do you have any new homes for sale or rent?
Not yet. Land to Homes is a new venture and has no homes, plots or developments for sale or rent at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We do not take reservations, fees or deposits at this stage.
What should I check before reserving any new-build home?
Check the specification, the tenure and any lease terms, estate or service charges for unadopted roads and open space, the warranty provider, the reservation terms and whether the developer is registered with the New Homes Quality Board. Instruct your own solicitor early, visit the site if you can and ask for everything important in writing.
Is Ewell an area you cover for land?
Yes, we cover land in Ewell and elsewhere in Surrey, including Caterham, Redhill and Walton-on-Thames. Where a site suits us we can buy it directly, or set up an option or promotion agreement. On promotion there is nothing to pay upfront.
