Serviced Plots for Self-Build in West Yorkshire

Are serviced self-build plots coming forward in West Yorkshire?

A serviced plot in West Yorkshire is a parcel of land with planning permission or a clear route to it, a road access and connections for water, drainage and electricity at the boundary, ready for someone to build their own home. Land to Homes looks for land that suits serviced plots, takes it through planning and services it, so self-builders can focus on the house.

Planning and building around West Yorkshire

Across West Yorkshire, we cover Leeds and 18 other towns, among them Morley, Pontefract and Ossett. Neighbouring areas we also cover include South Yorkshire, Greater Manchester and Lancashire.

Near West Yorkshire, we look at fields that need a masterplan before an application, land with an expired or ageing consent and land where self-build plots could suit the market. As West Yorkshire is in England, applications are judged against the National Planning Policy Framework, and the buyer of land pays Stamp Duty Land Tax (SDLT).

If you have a site near West Yorkshire that is stuck, a short call is the best place to start.

Why work with Land to Homes in West Yorkshire

Part of larger schemes

On bigger developments, serviced plots can sit alongside homes for sale, rent and affordable tenures, sharing the same roads and services.

Services at the boundary

Plots are planned with road access and connections for water, drainage and electricity, so you are not left negotiating with utility companies on your own.

Self-build or custom build

Build the home yourself with your own builder and architect, or choose a more complete custom build package where one is offered on the site.

Design rules up front

Where a site has a design code or plot passport, we set out the rules before you commit, so you know what the planning permission allows.

Rules that apply in West Yorkshire

Selling development land in West Yorkshire usually starts with heads of terms, a short written summary of price, conditions and fees, before solicitors draft the contract. In England the sale becomes binding on exchange of contracts and finishes on completion, with the title then registered at HM Land Registry. The buyer normally pays Stamp Duty Land Tax. On option and promotion agreements with Land to Homes, your reasonable legal fees are covered, with the amount agreed in the heads of terms.

In England, councils keep self-build and custom housebuilding registers under the Right to Build legislation and have a duty to grant enough suitable permissions for serviced plots to meet demand. Self-build homes can usually claim an exemption from the Community Infrastructure Levy where it is charged, and plots are judged against the National Planning Policy Framework and the Local Plan.

Serviced Plots for Self-Build in West Yorkshire: questions

What is a serviced plot?

A serviced plot is a piece of land ready for a single home, with access to a road and connections for services such as water, drainage and electricity at or near the boundary. In England, the Right to Build legislation defines a serviced plot by reference to access to a public highway and those utility connections, or the ability to provide them.

What is the Right to Build register?

In England, councils must keep a register of people and groups who want a serviced plot to build their own home, and have a duty to grant enough suitable planning permissions to meet the demand it shows. Many councils let you join free, though some charge a fee or apply local connection tests. The duty applies in England only.

What is the difference between self-build and custom build?

With self-build, you organise the design and construction of your home yourself, either doing some of the work or hiring a builder. With custom build, a developer provides more of the package, such as a serviced plot, a range of designs and sometimes the construction itself, while you make the key choices. The line between the two is not always sharp.

Do you have self-build plots for sale now?

Not yet. Land to Homes is a new venture and has no plots, homes or developments for sale at the moment. You can register interest with your preferred area and the kind of plot you want, and we will contact you if we bring forward plots that match. Registering is free and commits you to nothing.

Can you manage a site in West Yorkshire from planning to build?

On land we take forward ourselves across West Yorkshire, including Yeadon, Morley and Pudsey, we manage planning, design and construction. Tell us about the site and we will explain how we would approach it.
