Sites we take on near Rhyl
Rhyl (LL18) is one of the Clwyd towns we cover, about 28 miles north-west of Wrexham. Colwyn Bay is the closest neighbouring place we cover, at about 10 miles, followed by Flint and Buckley.
Projects we can take on around Rhyl include land with an expired or ageing consent, sites where the layout needs to change and plots where access or drainage is the sticking point. As Rhyl is in Wales, applications are judged against Planning Policy Wales, and the buyer of land pays Land Transaction Tax (LTT).
If you have a site near Rhyl that is stuck, a short call is the best place to start.
What you get in Rhyl
Register interest now
No plots are available yet. Registering interest tells us where people want plots and what they need, which helps shape the sites we bring forward.
Part of larger schemes
On bigger developments, serviced plots can sit alongside homes for sale, rent and affordable tenures, sharing the same roads and services.
Landowners welcome
If your land could suit self-build plots, our free site appraisal explains the options, including a direct purchase, an option or a promotion agreement.
Services at the boundary
Plots are planned with road access and connections for water, drainage and electricity, so you are not left negotiating with utility companies on your own.
Planning in Rhyl: the Welsh rules
In Wales, planning applications for new homes in Rhyl are decided by the local planning authority, usually the county or county borough council, using its Local Development Plan, Planning Policy Wales and Future Wales: the National Plan 2040. Landowners can sell outright or through an option or promotion agreement in which the planning work is funded for them and recovered only from a sale with planning. Land to Homes offers a free site appraisal and covers your reasonable legal fees on option and promotion agreements.
In Wales, the Right to Build register duty does not apply, so self-build plots come forward through the Local Development Plan and normal planning policy. The Welsh Government has backed self-build through its Self Build Wales scheme. Most new homes need sustainable drainage approval from the SuDS approving body, and a self-build exemption may apply where a council charges the Community Infrastructure Levy.

Common questions in Rhyl
Can I get a mortgage for a self-build plot?
Many lenders offer self-build mortgages that release money in stages as the build progresses, but criteria vary and a standard mortgage will not usually work. You will normally need planning permission, a detailed budget and a warranty or professional supervision in place. A mortgage broker or adviser can explain the options; we cannot give financial advice.
Can I sell part of my land as self-build plots?
Yes, if the land has planning prospects and suitable access. A few plots can suit land on a village edge or a large garden. Our free site appraisal looks at whether plots would work and whether a direct sale to us, an option or a promotion agreement is the right route. On option and promotion agreements we pay your reasonable legal fees.
Is there a self-build register in Scotland, Wales or Northern Ireland?
In Scotland, planning authorities keep self-build lists of people interested in building their own home, which inform local planning. Wales and Northern Ireland do not have a statutory register like England's, although some councils may still record interest, and self-build plots are assessed through normal planning policy. Check with your local council.
Do self-builders pay the Community Infrastructure Levy?
In England and Wales, where a council charges the Community Infrastructure Levy, self-builders can usually claim an exemption, but it must be applied for correctly and before work starts, and the conditions followed afterwards. Mistakes can mean the full charge becomes payable. Scotland and Northern Ireland do not have the levy. Take advice before starting work.
Do you take on planning and building work in Rhyl?
Yes, on sites we buy, option, promote or develop in partnership in Rhyl and elsewhere in Clwyd, including Rhosllannerchrugog, Hawarden and Deeside. We do not take on planning or building work for third parties as a consultancy.
