Serviced Plots for Self-Build in Flint

Are serviced self-build plots coming forward in Flint?

A serviced plot in Flint is a parcel of land with planning permission or a clear route to it, a road access and connections for water, drainage and electricity at the boundary, ready for someone to build their own home. Land to Homes looks for land that suits serviced plots, takes it through planning and services it, so self-builders can focus on the house.

Sites we take on near Flint

Flint sits about 15 miles north-west of Wrexham in Clwyd, in the CH6 postcode district. Deeside is the closest neighbouring place we cover, at about 5 miles, followed by Buckley and Hawarden.

Typical work around Flint: sites where the layout needs to change, plots where access or drainage is the sticking point and land with an expired or ageing consent. Because Flint is in Wales, land titles are registered with HM Land Registry and transfers attract Land Transaction Tax (LTT).

Tell us about the site near Flint and we will explain how we would take it forward.

Why work with Land to Homes in Flint

Planning made clear

We aim to bring plots forward with planning permission in place, or with a clear set of rules, often called a plot passport, describing what can be built.

Register interest now

No plots are available yet. Registering interest tells us where people want plots and what they need, which helps shape the sites we bring forward.

Part of larger schemes

On bigger developments, serviced plots can sit alongside homes for sale, rent and affordable tenures, sharing the same roads and services.

Landowners welcome

If your land could suit self-build plots, our free site appraisal explains the options, including a direct purchase, an option or a promotion agreement.

Rules that apply in Flint

Permission in Principle is not available in Wales, so the usual first step for land near Flint is an outline planning application, with reserved matters to follow, or a full application. Councils allocate housing sites through their Local Development Plan, and landowners can put land forward as a candidate site when a plan is prepared or reviewed. If your land is not allocated, an option or promotion agreement lets a partner take on the cost of promoting it.

In Wales, the Right to Build register duty does not apply, so self-build plots come forward through the Local Development Plan and normal planning policy. The Welsh Government has backed self-build through its Self Build Wales scheme. Most new homes need sustainable drainage approval from the SuDS approving body, and a self-build exemption may apply where a council charges the Community Infrastructure Levy.

Common questions in Flint

Can I get a mortgage for a self-build plot?

Many lenders offer self-build mortgages that release money in stages as the build progresses, but criteria vary and a standard mortgage will not usually work. You will normally need planning permission, a detailed budget and a warranty or professional supervision in place. A mortgage broker or adviser can explain the options; we cannot give financial advice.

Do you have self-build plots for sale now?

Not yet. Land to Homes is a new venture and has no plots, homes or developments for sale at the moment. You can register interest with your preferred area and the kind of plot you want, and we will contact you if we bring forward plots that match. Registering is free and commits you to nothing.

Is there a self-build register in Scotland, Wales or Northern Ireland?

In Scotland, planning authorities keep self-build lists of people interested in building their own home, which inform local planning. Wales and Northern Ireland do not have a statutory register like England's, although some councils may still record interest, and self-build plots are assessed through normal planning policy. Check with your local council.

Can I sell part of my land as self-build plots?

Yes, if the land has planning prospects and suitable access. A few plots can suit land on a village edge or a large garden. Our free site appraisal looks at whether plots would work and whether a direct sale to us, an option or a promotion agreement is the right route. On option and promotion agreements we pay your reasonable legal fees.

Do you take on planning and building work in Flint?

Yes, on sites we buy, option, promote or develop in partnership in Flint and elsewhere in Clwyd, including Rhyl, Rhosllannerchrugog and Colwyn Bay. We do not take on planning or building work for third parties as a consultancy.
