New Home Construction in Brecon
Land to Homes is part of the S&K Group, a construction and property group, so building homes in Brecon is part of how we plan land from the start. We design schemes that can be built economically, manage the build with contractors and suppliers, and deliver homes for sale, for rent and for councils and housing associations.

Sites we take on near Brecon
In Powys, Brecon lies about 39 miles south of Newtown; its central postcode district is LD3. Merthyr Tydfil is the closest neighbouring place we cover, at about 14 miles, followed by Ebbw Vale and Aberdare.
Projects we can take on around Brecon include in-principle consents that still need detailed approval, fields that need a masterplan before an application and land with an expired or ageing consent. As Brecon is in Wales, applications are judged against Planning Policy Wales, and the buyer of land pays Land Transaction Tax (LTT).

Our approach in Brecon
Mixed tenures on one site
Homes for sale, homes for rent and affordable homes can be built together, designed so that the tenures are hard to tell apart from the street.
From land to keys
The people who buy or promote the land also plan the build, so the scheme that wins planning is one that can be delivered on site.
Energy-efficient homes
Homes are designed to meet current energy standards in each nation, which increasingly means low-carbon heating, high insulation and good airtightness.
Built to the right regulations
Each home is built to the building regulations or building standards of its nation, with inspections at key stages of the build.
Rules that apply in Brecon
Land to Homes buys and promotes land for new homes across Wales, including around Brecon. Some landowners prefer a direct sale with no onward chain, subject to survey, title and contract. Others choose a promotion agreement, where we fund the planning work and recover our costs from the sale proceeds only if the land sells with planning. Either way, decisions follow the Local Development Plan and Planning Policy Wales, and nothing is certain until consent is granted.
In Wales, the Building Regulations are set by the Welsh Government and differ from England's, including on energy efficiency. Sustainable drainage must be approved by the SuDS approving body before construction starts on most sites, and affordable homes funded by Welsh Government grant are usually built to the Welsh Development Quality Requirements.

Common questions in Brecon
Does Land to Homes build the homes itself?
Land to Homes manages planning, design and construction on the sites it brings forward, and is part of the S&K Group, a construction and property group. Construction is carried out with contractors and suppliers under our management. Because we plan land with building in mind, the schemes we take to planning are designed to be delivered.
What happens to the roads and sewers on a new development?
On many developments the new roads are built to the highway authority's standards and then adopted, so the council maintains them. Sewers can similarly be adopted by the water company. Where roads or open spaces are not adopted, they are usually looked after by a management company funded by residents, and buyers should check this before reserving.
Can you build out a site that already has planning permission?
Yes, where the scheme suits us. We can buy a site with planning permission directly, subject to survey, title and contract, or discuss a joint venture where the landowner keeps an interest. We review the permission, its conditions and any legal agreement first, because they affect what can be built and when.
How are neighbours affected during construction?
Building work brings deliveries, noise and some disruption. Councils often require a construction management plan setting out working hours, delivery routes, parking and controls on dust and noise. We follow those requirements, keep the site tidy and secure, and make sure neighbours know who to contact if something goes wrong.
Can you manage a site in Brecon from planning to build?
On land we take forward ourselves in Brecon and elsewhere in Powys, including Llandrindod Wells, Welshpool and Newtown, we manage planning, design and construction. Tell us about the site and we will explain how we would approach it.
