Our approach in Wiltshire

Your preferences shape our plans

Knowing what buyers want in an area helps us decide the mix of homes, from smaller starter homes to larger family houses, when we plan a site.

No homes for sale yet

Land to Homes is a new business. We have no developments, listings or reservations open, and we will not ask you for a deposit to register interest.

New-build warranties explained

Most mortgage lenders expect a new home to carry a recognised structural warranty. We explain what warranties cover, and what they do not, in plain terms.

Rules for each nation

Buying is different in each nation, from missives in Scotland to Land Transaction Tax in Wales. We point you to the rules that apply where you want to live.

Planning in Wiltshire: the English rules

Renting a new home in Wiltshire? In England, most private tenancies are now assured periodic tenancies with no fixed end date, and since 1 May 2026 landlords can no longer use section 21 no-fault evictions. New-build buyers usually receive a structural warranty and buy through exchange of contracts and completion, paying Stamp Duty Land Tax where it is due. Land to Homes has no homes for sale or rent yet, but you can register your interest.

In England, buyers usually pay Stamp Duty Land Tax and the purchase is registered with HM Land Registry. Many developers register with the New Homes Quality Board and follow its code. New homes must meet the Building Regulations, and estates often carry management charges where roads or open space are not adopted, so check these before reserving.

Common questions in Wiltshire

Does Land to Homes have any new homes for sale?

Not yet. Land to Homes is a new venture and has no homes, developments or plots for sale or reservation at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We never ask for a deposit to register interest.

How does registering interest work?

You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.

Is buying a new home different in Scotland, Wales or Northern Ireland?

Yes. In Scotland the purchase is concluded through missives exchanged between solicitors, Land and Buildings Transaction Tax applies, and a Home Report is not needed for the first sale of a newly built home. Wales has Land Transaction Tax, while England and Northern Ireland use Stamp Duty Land Tax. A solicitor in the relevant nation can explain the detail.

What is the New Homes Quality Code?

The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.

Can I register for new homes in Wiltshire?

Yes. Registering for Wiltshire is free and does not commit you to anything. There are no homes available yet; if we bring homes forward in or near Wiltshire, we will contact you.
