How we work in Inverness
Information before you commit
Before any home is reserved, buyers should receive the specification, tenure, warranty details and any service or estate charges in writing.

Tell us your preferred area, budget range, type of home and timing. Registering is free, commits you to nothing and you can ask to be removed at any time.
New-build warranties explained
Most mortgage lenders expect a new home to carry a recognised structural warranty. We explain what warranties cover, and what they do not, in plain terms.
Affordable routes signposted
If you need shared ownership or another affordable route, we explain how eligibility works. It is set by councils and housing providers, not by us.
The Scottish system, as it applies in Inverness
Scotland's buying process for new homes near Inverness runs through missives and settlement, with the title registered in the Land Register of Scotland. There is no Home Report on the first sale of a new home, so ask the developer about the warranty, specification and snagging arrangements. Affordable options include social rent from councils and housing associations and, in some cases, shared equity. Land to Homes invites you to register interest while its plans develop.
In Scotland, purchases are concluded through missives, Land and Buildings Transaction Tax applies, and title is registered with Registers of Scotland. A Home Report is not needed on the first sale of a new home. New homes need a building warrant and an accepted completion certificate, and the New Homes Quality Board framework covers Scotland.

Your questions answered for Inverness
Does Land to Homes have any new homes for sale?
Not yet. Land to Homes is a new venture and has no homes, developments or plots for sale or reservation at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We never ask for a deposit to register interest.
What is a new-build warranty?
It is an insurance-backed policy covering certain defects in a newly built home for a set period after completion. Typically the builder must put right most defects in the early part of the cover, and the warranty provider covers major structural problems later. Most mortgage lenders require a recognised warranty or a professional consultant's certificate before lending on a new home.
What does the New Homes Ombudsman Service do?
It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.
Can I buy a new home through shared ownership?
Shared ownership and other affordable home ownership routes are usually provided by housing associations and other registered providers, sometimes on homes built by developers. Eligibility and the share you can buy are set by the provider and the scheme rules, not by us. If affordable homes form part of a site we bring forward, we will tell you who to contact.
Can I register for new homes in Inverness?
Yes. Registering for Inverness is free and does not commit you to anything. There are no homes available yet; if we bring homes forward in or near Inverness, we will contact you.
