Registering for homes in London
London is the main town we cover in Greater London, centred on postcode district EC1A. Close by, our coverage also takes in City of Westminster, Pimlico and Islington.
People registering interest around London can tell us whether they want homes for shared ownership, homes for first-time buyers or one- and two-bedroom apartments. Because London is in England, land titles are registered with HM Land Registry and transfers attract Stamp Duty Land Tax (SDLT).
Registering for London is free and you can ask us to remove your details at any time.
How we work in London
Your preferences shape our plans
Knowing what buyers want in an area helps us decide the mix of homes, from smaller starter homes to larger family houses, when we plan a site.
Information before you commit
Before any home is reserved, buyers should receive the specification, tenure, warranty details and any service or estate charges in writing.
No homes for sale yet
Land to Homes is a new business. We have no developments, listings or reservations open, and we will not ask you for a deposit to register interest.
New-build warranties explained
Most mortgage lenders expect a new home to carry a recognised structural warranty. We explain what warranties cover, and what they do not, in plain terms.
How the rules work in London
Buying a new-build home in London follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.
In England, buyers usually pay Stamp Duty Land Tax and the purchase is registered with HM Land Registry. Many developers register with the New Homes Quality Board and follow its code. New homes must meet the Building Regulations, and estates often carry management charges where roads or open space are not adopted, so check these before reserving.

New-Build Homes for Sale in London: questions
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
Does Land to Homes have any new homes for sale?
Not yet. Land to Homes is a new venture and has no homes, developments or plots for sale or reservation at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We never ask for a deposit to register interest.
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
What does the New Homes Ombudsman Service do?
It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.
Can I register for new homes in London?
Yes. Registering for London is free and does not commit you to anything. There are no homes available yet; if we bring homes forward in or near London, we will contact you.
