Rules that apply in London
Renting a new home in London? In England, most private tenancies are now assured periodic tenancies with no fixed end date, and since 1 May 2026 landlords can no longer use section 21 no-fault evictions. New-build buyers usually receive a structural warranty and buy through exchange of contracts and completion, paying Stamp Duty Land Tax where it is due. Land to Homes has no homes for sale or rent yet, but you can register your interest.
In England, the Renters' Rights Act 2025 has replaced assured shorthold tenancies with assured periodic tenancies for most private lets, ending section 21 'no fault' evictions. Deposits must be protected in a government-approved scheme. Social and affordable rent homes are let by councils and registered providers, which are regulated by the Regulator of Social Housing.

Your questions answered for London
Are new-build rented homes more energy efficient?
Generally, yes. New homes must meet current building regulations or building standards on insulation, airtightness and heating, which are stricter than the rules many older homes were built to. That usually means a better Energy Performance Certificate rating, although running costs still depend on the home, the heating system and how it is used.
Can I apply to you for a social or affordable rent home?
No. Social and affordable rent homes are let through council housing registers and housing association lists, which set the eligibility rules and decide who is offered a home. If a site we bring forward includes affordable homes, they will be let through the relevant council or housing association. Contact your local council's housing team to join a list.
Does Land to Homes have any homes to rent?
No, not yet. Land to Homes is a new venture and has no homes available to rent. We do not take rental applications, holding deposits or fees at this stage. You can register interest with the area, type of home and timing you need, and we will contact you if we bring forward rental homes that match.
What kind of tenancy would I get in England?
Under the Renters' Rights Act 2025, most new private tenancies in England are assured periodic tenancies with no fixed end date, and section 21 'no fault' evictions have ended. Landlords must rely on specified grounds to seek possession. Social housing tenancies follow different rules. For advice on your own circumstances, speak to an independent housing adviser.
Are there new homes available in London now?
Not yet. Land to Homes has no homes available in London at the moment. You can register your interest for London, and we will contact you if we bring homes forward there or nearby.
