Planning and land rules in Wrexham
Renting in Wrexham? Since December 2022, Welsh tenancies have been occupation contracts under the Renting Homes (Wales) Act 2016, and tenants are called contract-holders. Most private renters hold a standard occupation contract, and the notice period for no-fault possession was extended from two months to six. Buyers exchange and complete as in England but pay Land Transaction Tax, not Stamp Duty. Land to Homes has no homes available yet; you can register interest.
In Wales, Land Transaction Tax replaces Stamp Duty Land Tax and title is registered with HM Land Registry. The New Homes Quality Board framework covers Wales, and the Welsh Building Regulations, including their energy standards, differ from England's. Most new estates also need approved sustainable drainage, which can affect management arrangements and charges.

New-Build Homes for Sale in Wrexham: questions
Does Land to Homes have any new homes for sale?
Not yet. Land to Homes is a new venture and has no homes, developments or plots for sale or reservation at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We never ask for a deposit to register interest.
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
What does the New Homes Ombudsman Service do?
It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.
What should I check before reserving a new-build home?
Check the specification and what is included, the tenure and any lease terms, estate or service charges for roads and open space, the warranty and who provides it, and the reservation terms. Ask whether the developer is registered with the New Homes Quality Board. Instruct your own solicitor early, and visit the site if you can.
Are there new homes available in Wrexham now?
Not yet. Land to Homes has no homes available in Wrexham at the moment. You can register your interest for Wrexham, and we will contact you if we bring homes forward there or nearby.
