Planning and land rules in Aberdare
Renting in Aberdare? Since December 2022, Welsh tenancies have been occupation contracts under the Renting Homes (Wales) Act 2016, and tenants are called contract-holders. Most private renters hold a standard occupation contract, and the notice period for no-fault possession was extended from two months to six. Buyers exchange and complete as in England but pay Land Transaction Tax, not Stamp Duty. Land to Homes has no homes available yet; you can register interest.
In Wales, the Renting Homes (Wales) Act 2016 means tenants are contract-holders with written occupation contracts: standard contracts for most private lets and secure contracts for most council and housing association homes. Private landlords must register with Rent Smart Wales, and those who manage their own lets must also be licensed. Homes must be fit for human habitation.

Your questions answered for Aberdare
What is build to rent?
Build to rent means homes designed and built specifically for renting, usually owned by one landlord and professionally managed as a whole development. Schemes often include on-site management and shared spaces. Land to Homes talks to institutional partners about build to rent, but we have no build to rent homes available at present.
Does Land to Homes have any homes to rent?
No, not yet. Land to Homes is a new venture and has no homes available to rent. We do not take rental applications, holding deposits or fees at this stage. You can register interest with the area, type of home and timing you need, and we will contact you if we bring forward rental homes that match.
Are new-build rented homes more energy efficient?
Generally, yes. New homes must meet current building regulations or building standards on insulation, airtightness and heating, which are stricter than the rules many older homes were built to. That usually means a better Energy Performance Certificate rating, although running costs still depend on the home, the heating system and how it is used.
Can I apply to you for a social or affordable rent home?
No. Social and affordable rent homes are let through council housing registers and housing association lists, which set the eligibility rules and decide who is offered a home. If a site we bring forward includes affordable homes, they will be let through the relevant council or housing association. Contact your local council's housing team to join a list.
Are there new homes available in Aberdare now?
Not yet. Land to Homes has no homes available in Aberdare at the moment. You can register your interest for Aberdare, and we will contact you if we bring homes forward there or nearby.
