How we work in Whitehaven
Affordable and social rent explained
Homes for affordable or social rent are let through councils and housing associations, which set eligibility and run their own lists.
Clear information first
Before any home is offered, expect the rent, the tenancy type, the deposit arrangements and what is included to be set out in writing.
No homes to let yet
Land to Homes is a new business and has no rented homes available. We will contact you if suitable homes are brought forward in your area.
Private rent and build to rent
Homes for private rent may be let by us or by an institutional build to rent partner, depending on how a site is funded and managed.
Planning in Whitehaven: the English rules
Buying a new-build home in Whitehaven follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.
In England, the Renters' Rights Act 2025 has replaced assured shorthold tenancies with assured periodic tenancies for most private lets, ending section 21 'no fault' evictions. Deposits must be protected in a government-approved scheme. Social and affordable rent homes are let by councils and registered providers, which are regulated by the Regulator of Social Housing.

Your questions answered for Whitehaven
Can I apply to you for a social or affordable rent home?
No. Social and affordable rent homes are let through council housing registers and housing association lists, which set the eligibility rules and decide who is offered a home. If a site we bring forward includes affordable homes, they will be let through the relevant council or housing association. Contact your local council's housing team to join a list.
Does Land to Homes have any homes to rent?
No, not yet. Land to Homes is a new venture and has no homes available to rent. We do not take rental applications, holding deposits or fees at this stage. You can register interest with the area, type of home and timing you need, and we will contact you if we bring forward rental homes that match.
What is build to rent?
Build to rent means homes designed and built specifically for renting, usually owned by one landlord and professionally managed as a whole development. Schemes often include on-site management and shared spaces. Land to Homes talks to institutional partners about build to rent, but we have no build to rent homes available at present.
Are new-build rented homes more energy efficient?
Generally, yes. New homes must meet current building regulations or building standards on insulation, airtightness and heating, which are stricter than the rules many older homes were built to. That usually means a better Energy Performance Certificate rating, although running costs still depend on the home, the heating system and how it is used.
Are there new homes available in Whitehaven now?
Not yet. Land to Homes has no homes available in Whitehaven at the moment. You can register your interest for Whitehaven, and we will contact you if we bring homes forward there or nearby.
