Rules that apply in Bognor Regis
Land with no planning permission can still be sold. Around Bognor Regis, the usual routes in England are a direct sale, an option agreement or a promotion agreement, where the planning work is funded for you and the land is sold once consent is granted. Outline planning permission settles the principle, with reserved matters approved later. Section 106 obligations, the Community Infrastructure Levy where charged and biodiversity net gain all affect what a site is worth, so independent advice matters.
Buying a new-build home in Bognor Regis follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.

| How a sale becomes binding | A land sale becomes legally binding on exchange of contracts and finishes on completion, after which the buyer registers the title with HM Land Registry. |
Land and homes in Bognor Regis: questions
What is biodiversity net gain?
Biodiversity net gain is a requirement in England for most new developments to leave natural habitat in a measurably better state than before, assessed using a statutory metric. It can be delivered on site, off site or, as a last resort, through statutory credits. It affects how much land a scheme needs. Wales, Scotland and Northern Ireland have their own biodiversity policies.
Do you pay my legal fees?
On option and promotion agreements, yes. We pay your reasonable legal fees, and the amount is agreed up front in the heads of terms before you instruct a solicitor, so there are no surprises later. On a direct purchase, each side normally pays its own legal costs, and we will explain the position before you commit.
What are the New Homes Quality Code and New Homes Ombudsman?
The New Homes Quality Code is a code of practice for developers registered with the New Homes Quality Board, covering how homes are marketed, reserved, sold and handed over, and after-sales care. Buyers of homes from registered developers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
Will I have to pay anything upfront?
Not on a promotion agreement. We fund the planning work, and those costs are only recovered from the sale proceeds if the land sells with planning permission. You will still need your own solicitor, but on option and promotion agreements we pay your reasonable legal fees, with the amount agreed in the heads of terms.
Is Bognor Regis an area you cover for land?
Yes, we cover land in Bognor Regis and elsewhere in West Sussex, including Littlehampton, Crawley and Worthing. Where a site suits us we can buy it directly, or set up an option or promotion agreement. On promotion there is nothing to pay upfront.
