Whole-site schemes
We can also discuss schemes built entirely for a council or housing association, on land we bring forward or land the landlord already owns.
Nation-aware

Homes for the long term
Homes are designed for long-term letting, with durable materials, practical layouts and running costs for tenants kept in mind.
Part of mixed schemes
Social rent homes are often the affordable housing element of a larger development, secured through a planning obligation agreed with the council.
How the rules work in Falkirk
Scotland's Affordable Housing Supply Programme has a national target for new affordable homes, most of them for social rent. Councils and registered social landlords around Falkirk deliver most of these, mainly as new build, with registered social landlords regulated by the Scottish Housing Regulator. Land to Homes can supply sites, design and construction to help partners deliver, whether on land we bring forward or land a partner already owns.
In Scotland, social homes are let by councils and registered social landlords regulated by the Scottish Housing Regulator, usually on a Scottish secure tenancy. Many areas run common housing registers. New social rent homes are largely funded through the Affordable Housing Supply Programme, and planning contributions can be secured through Section 75 agreements.

Questions about Social Housing in Falkirk
Who owns and manages new social homes?
A council or a housing association, often called a registered provider in England and a registered social landlord in Wales and Scotland. The landlord sets the rent within the rules that apply, handles repairs and manages tenancies. A developer such as Land to Homes builds the homes and transfers them, but does not manage them as a social landlord.
How are social rents set?
In England, social rents are set using a government formula under the Rent Standard, which the Regulator of Social Housing oversees. Wales has its own rent policy for social landlords, and in Scotland social landlords set rents in consultation with their tenants. Northern Ireland has its own arrangements. Social rents are generally well below private market levels.
What tenancy do social housing tenants get?
It depends on the nation and the landlord. Council and housing association tenants in England usually have secure or assured tenancies, Wales uses secure occupation contracts, Scotland uses the Scottish secure tenancy and Northern Ireland has its own secure tenancy arrangements. Some landlords start new tenants on an introductory or starter tenancy first.
What is the difference between social housing and affordable housing?
Social housing usually means low-cost rented homes let by councils and housing associations at social rents. Affordable housing is a wider term that also includes affordable rent, shared ownership, discounted sale and, in Scotland, mid-market rent. All social housing is affordable housing, but not all affordable housing is social housing.
Are there new homes available in Falkirk now?
Not yet. Land to Homes has no homes available in Falkirk at the moment. You can register your interest for Falkirk, and we will contact you if we bring homes forward there or nearby.
