Our work around Littlehampton

We cover Littlehampton as part of West Sussex. It is about 26 miles south-west of Crawley, around postcode district BN17. Nearby, we also cover Bognor Regis, Worthing and Chichester, all within 11 miles. Littlehampton is part of England’s South East region.

Typical work around Littlehampton: sites where the layout needs to change, fields that need a masterplan before an application and in-principle consents that still need detailed approval. In England, where Littlehampton sits, planning decisions are made by the local planning authority, usually the district, borough, city or unitary council (or a national park authority).

If you have a site near Littlehampton that is stuck, a short call is the best place to start.

Why work with Land to Homes in Littlehampton

Design rules up front

Where a site has a design code or plot passport, we set out the rules before you commit, so you know what the planning permission allows.

Register interest now

No plots are available yet. Registering interest tells us where people want plots and what they need, which helps shape the sites we bring forward.

Planning made clear

We aim to bring plots forward with planning permission in place, or with a clear set of rules, often called a plot passport, describing what can be built.

Right to Build explained

In England, councils keep self-build and custom housebuilding registers. We explain how the registers work in general terms, but they are run by councils, not by us.

Planning in Littlehampton: the English rules

If your land near Littlehampton lies in the Green Belt, national policy still protects it, but England's planning framework now recognises grey belt: Green Belt land that is previously developed or does not strongly contribute to certain Green Belt purposes. Where there is evidenced unmet need and the location is sustainable, grey belt housing can be acceptable, with major schemes meeting the Golden Rules on affordable housing, infrastructure and green space. Planning is never guaranteed, so we check policy, access and constraints first.

In England, councils keep self-build and custom housebuilding registers under the Right to Build legislation and have a duty to grant enough suitable permissions for serviced plots to meet demand. Self-build homes can usually claim an exemption from the Community Infrastructure Levy where it is charged, and plots are judged against the National Planning Policy Framework and the Local Plan.

Common questions in Littlehampton

What is the Right to Build register?

In England, councils must keep a register of people and groups who want a serviced plot to build their own home, and have a duty to grant enough suitable planning permissions to meet the demand it shows. Many councils let you join free, though some charge a fee or apply local connection tests. The duty applies in England only.

What is the difference between self-build and custom build?

With self-build, you organise the design and construction of your home yourself, either doing some of the work or hiring a builder. With custom build, a developer provides more of the package, such as a serviced plot, a range of designs and sometimes the construction itself, while you make the key choices. The line between the two is not always sharp.

Do you have self-build plots for sale now?

Not yet. Land to Homes is a new venture and has no plots, homes or developments for sale at the moment. You can register interest with your preferred area and the kind of plot you want, and we will contact you if we bring forward plots that match. Registering is free and commits you to nothing.

Can I sell part of my land as self-build plots?

Yes, if the land has planning prospects and suitable access. A few plots can suit land on a village edge or a large garden. Our free site appraisal looks at whether plots would work and whether a direct sale to us, an option or a promotion agreement is the right route. On option and promotion agreements we pay your reasonable legal fees.

Do you take on planning and building work in Littlehampton?

Yes, on sites we buy, option, promote or develop in partnership in Littlehampton and elsewhere in West Sussex, including Crawley, Worthing and East Grinstead. We do not take on planning or building work for third parties as a consultancy.
