Planning and building around Welshpool

About 12 miles north-east of Newtown, Welshpool is part of our Powys coverage, centred on postcode district SY21. The nearest other places we cover are Newtown (12 miles), Rhosllannerchrugog (24 miles) and Wrexham (27 miles). From our Birmingham head office in Great Barr, Welshpool is about 51 miles away.

Typical work around Welshpool: plots where access or drainage is the sticking point, land with an expired or ageing consent and schemes that need redesigning to work. Because Welshpool is in Wales, land titles are registered with HM Land Registry and transfers attract Land Transaction Tax (LTT).

Send us the site address near Welshpool and we will tell you what we think the planning route is.

Our approach in Welshpool

Register interest now

No plots are available yet. Registering interest tells us where people want plots and what they need, which helps shape the sites we bring forward.

Part of larger schemes

On bigger developments, serviced plots can sit alongside homes for sale, rent and affordable tenures, sharing the same roads and services.

Design rules up front

Where a site has a design code or plot passport, we set out the rules before you commit, so you know what the planning permission allows.

Self-build or custom build

Build the home yourself with your own builder and architect, or choose a more complete custom build package where one is offered on the site.

The Welsh system, as it applies in Welshpool

Drainage has its own approval in Wales. Most new developments of more than one home, or with 100 square metres or more of construction area, need sustainable drainage approval from the council's SuDS Approving Body, separate from planning permission, before building starts. For land around Welshpool, that shapes layout and how many homes fit, so our free site appraisal looks at it alongside access, Local Development Plan policy and the biodiversity requirements of Planning Policy Wales.

In Wales, the Right to Build register duty does not apply, so self-build plots come forward through the Local Development Plan and normal planning policy. The Welsh Government has backed self-build through its Self Build Wales scheme. Most new homes need sustainable drainage approval from the SuDS approving body, and a self-build exemption may apply where a council charges the Community Infrastructure Levy.

Serviced Plots for Self-Build in Welshpool: questions

Do you have self-build plots for sale now?

Not yet. Land to Homes is a new venture and has no plots, homes or developments for sale at the moment. You can register interest with your preferred area and the kind of plot you want, and we will contact you if we bring forward plots that match. Registering is free and commits you to nothing.

Can I sell part of my land as self-build plots?

Yes, if the land has planning prospects and suitable access. A few plots can suit land on a village edge or a large garden. Our free site appraisal looks at whether plots would work and whether a direct sale to us, an option or a promotion agreement is the right route. On option and promotion agreements we pay your reasonable legal fees.

Is there a self-build register in Scotland, Wales or Northern Ireland?

In Scotland, planning authorities keep self-build lists of people interested in building their own home, which inform local planning. Wales and Northern Ireland do not have a statutory register like England's, although some councils may still record interest, and self-build plots are assessed through normal planning policy. Check with your local council.

Do self-builders pay the Community Infrastructure Levy?

In England and Wales, where a council charges the Community Infrastructure Levy, self-builders can usually claim an exemption, but it must be applied for correctly and before work starts, and the conditions followed afterwards. Mistakes can mean the full charge becomes payable. Scotland and Northern Ireland do not have the levy. Take advice before starting work.

Can you manage a site in Welshpool from planning to build?

On land we take forward ourselves in Welshpool and elsewhere in Powys, including Llandrindod Wells, Brecon and Newtown, we manage planning, design and construction. Tell us about the site and we will explain how we would approach it.
