Planning and building around Canary Wharf

Canary Wharf (E14) is one of the Greater London towns we cover, about 5 miles east of London. The nearest other places we cover are Bow (1 mile), Canning Town (2 miles) and Greenwich (2 miles). Canary Wharf is part of England’s London region.

Near Canary Wharf, we look at in-principle consents that still need detailed approval, fields that need a masterplan before an application and sites that need a fresh planning strategy. Because Canary Wharf is in England, land titles are registered with HM Land Registry and transfers attract Stamp Duty Land Tax (SDLT).

Send us the site address near Canary Wharf and we will tell you what we think the planning route is.

How we work in Canary Wharf

Register interest now

No plots are available yet. Registering interest tells us where people want plots and what they need, which helps shape the sites we bring forward.

Landowners welcome

If your land could suit self-build plots, our free site appraisal explains the options, including a direct purchase, an option or a promotion agreement.

Services at the boundary

Plots are planned with road access and connections for water, drainage and electricity, so you are not left negotiating with utility companies on your own.

Right to Build explained

In England, councils keep self-build and custom housebuilding registers. We explain how the registers work in general terms, but they are run by councils, not by us.

How the rules work in Canary Wharf

Whether a field or large garden could take homes depends mostly on the council's Local Plan and national policy. Under the National Planning Policy Framework, plans define settlement boundaries, and land just outside Canary Wharf may still come forward if it is allocated, previously developed or meets evidenced unmet housing need. Smaller housing schemes can also use Permission in Principle, an England-only route that settles location, use and amount first. Our free appraisal explains which route suits your land.

In England, councils keep self-build and custom housebuilding registers under the Right to Build legislation and have a duty to grant enough suitable permissions for serviced plots to meet demand. Self-build homes can usually claim an exemption from the Community Infrastructure Levy where it is charged, and plots are judged against the National Planning Policy Framework and the Local Plan.

Common questions in Canary Wharf

What is the difference between self-build and custom build?

With self-build, you organise the design and construction of your home yourself, either doing some of the work or hiring a builder. With custom build, a developer provides more of the package, such as a serviced plot, a range of designs and sometimes the construction itself, while you make the key choices. The line between the two is not always sharp.

Do self-builders pay the Community Infrastructure Levy?

In England and Wales, where a council charges the Community Infrastructure Levy, self-builders can usually claim an exemption, but it must be applied for correctly and before work starts, and the conditions followed afterwards. Mistakes can mean the full charge becomes payable. Scotland and Northern Ireland do not have the levy. Take advice before starting work.

Do you have self-build plots for sale now?

Not yet. Land to Homes is a new venture and has no plots, homes or developments for sale at the moment. You can register interest with your preferred area and the kind of plot you want, and we will contact you if we bring forward plots that match. Registering is free and commits you to nothing.

Can I get a mortgage for a self-build plot?

Many lenders offer self-build mortgages that release money in stages as the build progresses, but criteria vary and a standard mortgage will not usually work. You will normally need planning permission, a detailed budget and a warranty or professional supervision in place. A mortgage broker or adviser can explain the options; we cannot give financial advice.

Do you take on planning and building work in Canary Wharf?

Yes, on sites we buy, option, promote or develop in partnership in Canary Wharf and elsewhere in Greater London, including Barnet, Camden Town and Northolt. We do not take on planning or building work for third parties as a consultancy.
