Our work around Clacton-on-Sea

Clacton-on-Sea sits about 26 miles north-east of Southend-on-Sea in Essex, in the CO15 postcode district. The nearest other places we cover are Harwich (12 miles), Colchester (13 miles) and Felixstowe (15 miles). Clacton-on-Sea is part of England’s East of England region.

Typical work around Clacton-on-Sea: fields that need a masterplan before an application, plots where access or drainage is the sticking point and schemes that need redesigning to work. Because Clacton-on-Sea is in England, land titles are registered with HM Land Registry and transfers attract Stamp Duty Land Tax (SDLT).

What we offer in Clacton-on-Sea

Design rules up front

Where a site has a design code or plot passport, we set out the rules before you commit, so you know what the planning permission allows.

Right to Build explained

In England, councils keep self-build and custom housebuilding registers. We explain how the registers work in general terms, but they are run by councils, not by us.

Services at the boundary

Plots are planned with road access and connections for water, drainage and electricity, so you are not left negotiating with utility companies on your own.

Self-build or custom build

Build the home yourself with your own builder and architect, or choose a more complete custom build package where one is offered on the site.

Planning and land rules in Clacton-on-Sea

Selling development land in Clacton-on-Sea usually starts with heads of terms, a short written summary of price, conditions and fees, before solicitors draft the contract. In England the sale becomes binding on exchange of contracts and finishes on completion, with the title then registered at HM Land Registry. The buyer normally pays Stamp Duty Land Tax. On option and promotion agreements with Land to Homes, your reasonable legal fees are covered, with the amount agreed in the heads of terms.

In England, councils keep self-build and custom housebuilding registers under the Right to Build legislation and have a duty to grant enough suitable permissions for serviced plots to meet demand. Self-build homes can usually claim an exemption from the Community Infrastructure Levy where it is charged, and plots are judged against the National Planning Policy Framework and the Local Plan.

Serviced Plots for Self-Build in Clacton-on-Sea: questions

What is the difference between self-build and custom build?

With self-build, you organise the design and construction of your home yourself, either doing some of the work or hiring a builder. With custom build, a developer provides more of the package, such as a serviced plot, a range of designs and sometimes the construction itself, while you make the key choices. The line between the two is not always sharp.

What is a serviced plot?

A serviced plot is a piece of land ready for a single home, with access to a road and connections for services such as water, drainage and electricity at or near the boundary. In England, the Right to Build legislation defines a serviced plot by reference to access to a public highway and those utility connections, or the ability to provide them.

Do you have self-build plots for sale now?

Not yet. Land to Homes is a new venture and has no plots, homes or developments for sale at the moment. You can register interest with your preferred area and the kind of plot you want, and we will contact you if we bring forward plots that match. Registering is free and commits you to nothing.

Is there a self-build register in Scotland, Wales or Northern Ireland?

In Scotland, planning authorities keep self-build lists of people interested in building their own home, which inform local planning. Wales and Northern Ireland do not have a statutory register like England's, although some councils may still record interest, and self-build plots are assessed through normal planning policy. Check with your local council.

Do you take on planning and building work in Clacton-on-Sea?

Yes, on sites we buy, option, promote or develop in partnership in Clacton-on-Sea and elsewhere in Essex, including Chelmsford, Braintree and Maldon. We do not take on planning or building work for third parties as a consultancy.
