Serviced Plots for Self-Build in Ammanford
Land to Homes brings forward serviced plots as well as finished homes, and Ammanford is one of the areas where self-builders can register interest. On larger sites, a share of plots can be set aside for self-build and custom build, each with access, services and a plot passport setting out what can be built. Landowners with land suited to plots can also talk to us.

Near Ammanford, we look at plots where access or drainage is the sticking point, sites that need a fresh planning strategy and land with an expired or ageing consent. Because Ammanford is in Wales, land titles are registered with HM Land Registry and transfers attract Land Transaction Tax (LTT).
If you have a site near Ammanford that is stuck, a short call is the best place to start.
Why work with Land to Homes in Ammanford
Design rules up front
Where a site has a design code or plot passport, we set out the rules before you commit, so you know what the planning permission allows.
Register interest now
No plots are available yet. Registering interest tells us where people want plots and what they need, which helps shape the sites we bring forward.
Part of larger schemes
On bigger developments, serviced plots can sit alongside homes for sale, rent and affordable tenures, sharing the same roads and services.
Planning made clear
We aim to bring plots forward with planning permission in place, or with a clear set of rules, often called a plot passport, describing what can be built.
Planning and land rules in Ammanford
Selling land in Ammanford follows the same legal steps as in England: heads of terms, then exchange of contracts, which makes the deal binding, and completion. Titles are registered with HM Land Registry, but the buyer pays Land Transaction Tax to the Welsh Revenue Authority rather than Stamp Duty Land Tax. Planning obligations are usually secured through a Section 106 agreement, with the Community Infrastructure Levy charged only where the council has adopted it.
In Wales, the Right to Build register duty does not apply, so self-build plots come forward through the Local Development Plan and normal planning policy. The Welsh Government has backed self-build through its Self Build Wales scheme. Most new homes need sustainable drainage approval from the SuDS approving body, and a self-build exemption may apply where a council charges the Community Infrastructure Levy.
| Who decides applications | The local planning authority, usually the county or county borough council (or a national park authority) |

| How a sale becomes binding | As in England, a land sale becomes legally binding on exchange of contracts and finishes on completion, with the title registered at HM Land Registry. |
| Developer contributions | Section 106 planning obligations, plus the Community Infrastructure Levy (CIL) where the council has adopted it |
Your questions answered for Ammanford
Do you have self-build plots for sale now?
Not yet. Land to Homes is a new venture and has no plots, homes or developments for sale at the moment. You can register interest with your preferred area and the kind of plot you want, and we will contact you if we bring forward plots that match. Registering is free and commits you to nothing.
Is there a self-build register in Scotland, Wales or Northern Ireland?
In Scotland, planning authorities keep self-build lists of people interested in building their own home, which inform local planning. Wales and Northern Ireland do not have a statutory register like England's, although some councils may still record interest, and self-build plots are assessed through normal planning policy. Check with your local council.
What is the difference between self-build and custom build?
With self-build, you organise the design and construction of your home yourself, either doing some of the work or hiring a builder. With custom build, a developer provides more of the package, such as a serviced plot, a range of designs and sometimes the construction itself, while you make the key choices. The line between the two is not always sharp.
Can I get a mortgage for a self-build plot?
Many lenders offer self-build mortgages that release money in stages as the build progresses, but criteria vary and a standard mortgage will not usually work. You will normally need planning permission, a detailed budget and a warranty or professional supervision in place. A mortgage broker or adviser can explain the options; we cannot give financial advice.
Can you manage a site in Ammanford from planning to build?
On land we take forward ourselves in Ammanford and elsewhere in Dyfed, including Aberystwyth, Carmarthen and Haverfordwest, we manage planning, design and construction. Tell us about the site and we will explain how we would approach it.
