New Home Construction in Leicestershire
Land to Homes is part of the S&K Group, a construction and property group, so building homes in Leicestershire is part of how we plan land from the start. We design schemes that can be built economically, manage the build with contractors and suppliers, and deliver homes for sale, for rent and for councils and housing associations.

Sites we take on near Leicestershire
Our Leicestershire coverage takes in 8 towns and cities, centred on Leicester and including Coalville, Market Harborough and Wigston. Neighbouring areas we also cover include Rutland, Warwickshire and Northamptonshire. Leicestershire is close to our head office in Great Barr, Birmingham.
Typical work around Leicestershire: in-principle consents that still need detailed approval, land with an expired or ageing consent and sites that need a fresh planning strategy. Planning in Leicestershire follows England’s rules: the National Planning Policy Framework sets national policy and the council’s Local Plan sets local policy.

What you get in Leicestershire
Mixed tenures on one site
Homes for sale, homes for rent and affordable homes can be built together, designed so that the tenures are hard to tell apart from the street.
Built to the right regulations
Each home is built to the building regulations or building standards of its nation, with inspections at key stages of the build.
Respect for neighbours
Site traffic, working hours, noise and dust are managed under a construction management plan where the council requires one, and neighbours know who to contact.
Warranty considered early
Most mortgage lenders expect a new home to carry a recognised structural warranty, so warranty provider requirements are considered from the design stage.
The English system, as it applies in Leicestershire
Selling development land in Leicestershire usually starts with heads of terms, a short written summary of price, conditions and fees, before solicitors draft the contract. In England the sale becomes binding on exchange of contracts and finishes on completion, with the title then registered at HM Land Registry. The buyer normally pays Stamp Duty Land Tax. On option and promotion agreements with Land to Homes, your reasonable legal fees are covered, with the amount agreed in the heads of terms.
In England, homes are built to the Building Regulations and signed off by council building control or a registered building control approver. Higher-risk residential buildings go through the Building Safety Regulator. Energy standards are being raised through the Future Homes Standard, and most developments must also deliver the biodiversity net gain agreed at planning.

Your questions answered for Leicestershire
Can you build out a site that already has planning permission?
Yes, where the scheme suits us. We can buy a site with planning permission directly, subject to survey, title and contract, or discuss a joint venture where the landowner keeps an interest. We review the permission, its conditions and any legal agreement first, because they affect what can be built and when.
What is a new-build warranty?
A new-build warranty is an insurance-backed policy that covers certain defects in a newly built home for a set period after completion. In the early part of the cover the builder is usually responsible for putting defects right, with the warranty provider covering major structural problems later on. Most mortgage lenders require a recognised warranty or a professional consultant's certificate.
What happens to the roads and sewers on a new development?
On many developments the new roads are built to the highway authority's standards and then adopted, so the council maintains them. Sewers can similarly be adopted by the water company. Where roads or open spaces are not adopted, they are usually looked after by a management company funded by residents, and buyers should check this before reserving.
Does Land to Homes build the homes itself?
Land to Homes manages planning, design and construction on the sites it brings forward, and is part of the S&K Group, a construction and property group. Construction is carried out with contractors and suppliers under our management. Because we plan land with building in mind, the schemes we take to planning are designed to be delivered.
Do you take on planning and building work in Leicestershire?
Yes, on sites we buy, option, promote or develop in partnership across Leicestershire, including Leicester, Loughborough and Wigston. We do not take on planning or building work for third parties as a consultancy.
