How we work in Oxford
New-build warranties explained
Most mortgage lenders expect a new home to carry a recognised structural warranty. We explain what warranties cover, and what they do not, in plain terms.
Affordable routes signposted
If you need shared ownership or another affordable route, we explain how eligibility works. It is set by councils and housing providers, not by us.

Rules that apply in Oxford
Renting a new home in Oxford? In England, most private tenancies are now assured periodic tenancies with no fixed end date, and since 1 May 2026 landlords can no longer use section 21 no-fault evictions. New-build buyers usually receive a structural warranty and buy through exchange of contracts and completion, paying Stamp Duty Land Tax where it is due. Land to Homes has no homes for sale or rent yet, but you can register your interest.
In England, buyers usually pay Stamp Duty Land Tax and the purchase is registered with HM Land Registry. Many developers register with the New Homes Quality Board and follow its code. New homes must meet the Building Regulations, and estates often carry management charges where roads or open space are not adopted, so check these before reserving.

Your questions answered for Oxford
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
What should I check before reserving a new-build home?
Check the specification and what is included, the tenure and any lease terms, estate or service charges for roads and open space, the warranty and who provides it, and the reservation terms. Ask whether the developer is registered with the New Homes Quality Board. Instruct your own solicitor early, and visit the site if you can.
What is a new-build warranty?
It is an insurance-backed policy covering certain defects in a newly built home for a set period after completion. Typically the builder must put right most defects in the early part of the cover, and the warranty provider covers major structural problems later. Most mortgage lenders require a recognised warranty or a professional consultant's certificate before lending on a new home.
What does the New Homes Ombudsman Service do?
It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.
Can I register for new homes in Oxford?
Yes. Registering for Oxford is free and does not commit you to anything. There are no homes available yet; if we bring homes forward in or near Oxford, we will contact you.
