Our approach in Northampton

Consumer protection explained

We explain the New Homes Quality Code and the New Homes Ombudsman Service in neutral terms, so you know what protections to look for when buying any new home.

Information before you commit

Before any home is reserved, buyers should receive the specification, tenure, warranty details and any service or estate charges in writing.

No homes for sale yet

Land to Homes is a new business. We have no developments, listings or reservations open, and we will not ask you for a deposit to register interest.

Rules for each nation

Buying is different in each nation, from missives in Scotland to Land Transaction Tax in Wales. We point you to the rules that apply where you want to live.

How the rules work in Northampton

Buying a new-build home in Northampton follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.

In England, buyers usually pay Stamp Duty Land Tax and the purchase is registered with HM Land Registry. Many developers register with the New Homes Quality Board and follow its code. New homes must meet the Building Regulations, and estates often carry management charges where roads or open space are not adopted, so check these before reserving.

Your questions answered for Northampton

Is buying a new home different in Scotland, Wales or Northern Ireland?

Yes. In Scotland the purchase is concluded through missives exchanged between solicitors, Land and Buildings Transaction Tax applies, and a Home Report is not needed for the first sale of a newly built home. Wales has Land Transaction Tax, while England and Northern Ireland use Stamp Duty Land Tax. A solicitor in the relevant nation can explain the detail.

What does the New Homes Ombudsman Service do?

It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.

How does registering interest work?

You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.

What is a new-build warranty?

It is an insurance-backed policy covering certain defects in a newly built home for a set period after completion. Typically the builder must put right most defects in the early part of the cover, and the warranty provider covers major structural problems later. Most mortgage lenders require a recognised warranty or a professional consultant's certificate before lending on a new home.

Are there new homes available in Northampton now?

Not yet. Land to Homes has no homes available in Northampton at the moment. You can register your interest for Northampton, and we will contact you if we bring homes forward there or nearby.
