Our approach in Deal
Register interest for free
Tell us your preferred area, budget range, type of home and timing. Registering is free, commits you to nothing and you can ask to be removed at any time.
Your preferences shape our plans
Knowing what buyers want in an area helps us decide the mix of homes, from smaller starter homes to larger family houses, when we plan a site.
Consumer protection explained
We explain the New Homes Quality Code and the New Homes Ombudsman Service in neutral terms, so you know what protections to look for when buying any new home.
Affordable routes signposted
If you need shared ownership or another affordable route, we explain how eligibility works. It is set by councils and housing providers, not by us.
The English system, as it applies in Deal
Renting a new home in Deal? In England, most private tenancies are now assured periodic tenancies with no fixed end date, and since 1 May 2026 landlords can no longer use section 21 no-fault evictions. New-build buyers usually receive a structural warranty and buy through exchange of contracts and completion, paying Stamp Duty Land Tax where it is due. Land to Homes has no homes for sale or rent yet, but you can register your interest.
In England, buyers usually pay Stamp Duty Land Tax and the purchase is registered with HM Land Registry. Many developers register with the New Homes Quality Board and follow its code. New homes must meet the Building Regulations, and estates often carry management charges where roads or open space are not adopted, so check these before reserving.

Your questions answered for Deal
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
Does Land to Homes have any new homes for sale?
Not yet. Land to Homes is a new venture and has no homes, developments or plots for sale or reservation at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We never ask for a deposit to register interest.
What is a new-build warranty?
It is an insurance-backed policy covering certain defects in a newly built home for a set period after completion. Typically the builder must put right most defects in the early part of the cover, and the warranty provider covers major structural problems later. Most mortgage lenders require a recognised warranty or a professional consultant's certificate before lending on a new home.
Are there new homes available in Deal now?
Not yet. Land to Homes has no homes available in Deal at the moment. You can register your interest for Deal, and we will contact you if we bring homes forward there or nearby.
