How we work in Derbyshire
Register interest for free

Affordable routes signposted
If you need shared ownership or another affordable route, we explain how eligibility works. It is set by councils and housing providers, not by us.
Consumer protection explained
We explain the New Homes Quality Code and the New Homes Ombudsman Service in neutral terms, so you know what protections to look for when buying any new home.
Your preferences shape our plans
Knowing what buyers want in an area helps us decide the mix of homes, from smaller starter homes to larger family houses, when we plan a site.
The English system, as it applies in Derbyshire
Renting a new home in Derbyshire? In England, most private tenancies are now assured periodic tenancies with no fixed end date, and since 1 May 2026 landlords can no longer use section 21 no-fault evictions. New-build buyers usually receive a structural warranty and buy through exchange of contracts and completion, paying Stamp Duty Land Tax where it is due. Land to Homes has no homes for sale or rent yet, but you can register your interest.
In England, buyers usually pay Stamp Duty Land Tax and the purchase is registered with HM Land Registry. Many developers register with the New Homes Quality Board and follow its code. New homes must meet the Building Regulations, and estates often carry management charges where roads or open space are not adopted, so check these before reserving.

Common questions in Derbyshire
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
Does Land to Homes have any new homes for sale?
Not yet. Land to Homes is a new venture and has no homes, developments or plots for sale or reservation at the moment. You can register interest with the area and type of home you want, and we will contact you if we bring forward homes that match. We never ask for a deposit to register interest.
Can I buy a new home through shared ownership?
Shared ownership and other affordable home ownership routes are usually provided by housing associations and other registered providers, sometimes on homes built by developers. Eligibility and the share you can buy are set by the provider and the scheme rules, not by us. If affordable homes form part of a site we bring forward, we will tell you who to contact.
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
Can I register for new homes in Derbyshire?
Yes. Registering for Derbyshire is free and does not commit you to anything. There are no homes available yet; if we bring homes forward in or near Derbyshire, we will contact you.
