The Northern Irish system, as it applies in Derry/Londonderry
Renting in Derry/Londonderry? Private tenancies in Northern Ireland are governed by the Private Tenancies (Northern Ireland) Order 2006, strengthened by the Private Tenancies Act (Northern Ireland) 2022, which brought in longer notice-to-quit periods and limits on deposits. Buyers sign and exchange contracts through a solicitor, then complete, and pay Stamp Duty Land Tax as in England. New homes usually carry a structural warranty. Land to Homes has no homes available yet; register interest.
In Northern Ireland, Stamp Duty Land Tax applies and title is registered with Land & Property Services. Shared ownership is offered mainly through Co-Ownership, a not-for-profit housing association. The New Homes Quality Board framework is focused on England, Scotland and Wales, so buyers should check the warranty and complaints arrangements a developer offers.

New-Build Homes for Sale in Derry/Londonderry: questions
Can I buy a new home through shared ownership?
Shared ownership and other affordable home ownership routes are usually provided by housing associations and other registered providers, sometimes on homes built by developers. Eligibility and the share you can buy are set by the provider and the scheme rules, not by us. If affordable homes form part of a site we bring forward, we will tell you who to contact.
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
What should I check before reserving a new-build home?
Check the specification and what is included, the tenure and any lease terms, estate or service charges for roads and open space, the warranty and who provides it, and the reservation terms. Ask whether the developer is registered with the New Homes Quality Board. Instruct your own solicitor early, and visit the site if you can.
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
Can I register for new homes in Derry/Londonderry?
Yes. Registering for Derry/Londonderry is free and does not commit you to anything. There are no homes available yet; if we bring homes forward in or near Derry/Londonderry, we will contact you.
