Planning in Dunoon: the Scottish rules
Buying a home in Dunoon works differently in Scotland. Offers are made through a solicitor, and the purchase becomes binding when missives are concluded. Most resale homes come with a Home Report, but a brand-new home sold to its first occupier is exempt, although the seller must still provide an Energy Performance Certificate. Buyers pay Land and Buildings Transaction Tax. Land to Homes has no homes for sale yet; register interest to hear about future plans.
In Scotland, purchases are concluded through missives, Land and Buildings Transaction Tax applies, and title is registered with Registers of Scotland. A Home Report is not needed on the first sale of a new home. New homes need a building warrant and an accepted completion certificate, and the New Homes Quality Board framework covers Scotland.

New-Build Homes for Sale in Dunoon: questions
What does the New Homes Ombudsman Service do?
It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.
What is the New Homes Quality Code?
The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.
How does registering interest work?
You give us your contact details, the areas you are interested in, the type and size of home you need and your rough timing. We use that to contact you about relevant new homes and to understand demand when we plan sites. It is free, it is not a reservation and you can ask us to remove your details at any time.
