The Scottish system, as it applies in Dundee

Renting privately in Dundee? Since December 2017, almost all new private lets in Scotland are private residential tenancies, which are open-ended: a landlord can only end one on specified grounds, not because a fixed term has finished. The Housing (Scotland) Act 2025 is bringing in further rent and eviction measures. New-build buyers usually receive a structural warranty and may want a snagging survey before settlement. We have no homes available yet, but you can register interest.

In Scotland, purchases are concluded through missives, Land and Buildings Transaction Tax applies, and title is registered with Registers of Scotland. A Home Report is not needed on the first sale of a new home. New homes need a building warrant and an accepted completion certificate, and the New Homes Quality Board framework covers Scotland.

Questions about New-Build Homes for Sale in Dundee

What is a new-build warranty?

It is an insurance-backed policy covering certain defects in a newly built home for a set period after completion. Typically the builder must put right most defects in the early part of the cover, and the warranty provider covers major structural problems later. Most mortgage lenders require a recognised warranty or a professional consultant's certificate before lending on a new home.

What is the New Homes Quality Code?

The New Homes Quality Code is a code of practice set by the New Homes Quality Board, an independent body. Developers who register with the board agree to follow it, covering marketing, reservations, handover and after-sales service, and their buyers can usually take unresolved complaints to the New Homes Ombudsman Service. The framework currently covers England, Scotland and Wales.

What should I check before reserving a new-build home?

Check the specification and what is included, the tenure and any lease terms, estate or service charges for roads and open space, the warranty and who provides it, and the reservation terms. Ask whether the developer is registered with the New Homes Quality Board. Instruct your own solicitor early, and visit the site if you can.

What does the New Homes Ombudsman Service do?

It handles complaints from buyers of new homes built by developers registered with the New Homes Quality Board, once the developer's own complaints process has been used. It can direct a registered developer to put things right. Buyers should check whether a developer is registered before reserving, because the service only covers registered developers.

Are there new homes available in Dundee now?
