How we work in Swansea
Not an offer to invest
Nothing on this site is an offer or invitation to invest, and nothing here is regulated investment advice, a recommendation or a solicitation.
Landowner co-investment
A landowner can keep an interest in their land through a joint venture rather than selling outright, with the terms set out in a written agreement.
Advice from your own advisers
We do not give legal, tax or financial advice. Every party should take independent advice before entering into any agreement with us.
No money from the public
We do not take deposits, loans or investment from members of the public. Funding is discussed privately with lenders, institutions and landowners only.
How the rules work in Swansea
Housing associations and councils planning new homes in Swansea work within Welsh rules: grant comes from the Welsh Government's Social Housing Grant, tenants usually hold secure occupation contracts under the Renting Homes (Wales) Act 2016, and social landlords are registered and regulated by the Welsh Ministers. Land to Homes can supply land with or without planning, or build homes for transfer to a social landlord on completion.
In Wales, Land Transaction Tax replaces Stamp Duty Land Tax, and security is registered at HM Land Registry. Appraisals must allow for Section 106 obligations, the Community Infrastructure Levy where adopted and approval of sustainable drainage by the SuDS approving body. The Development Bank of Wales, owned by the Welsh Government, offers property development lending among its services.

| How a sale becomes binding | As in England, a land sale becomes legally binding on exchange of contracts and finishes on completion, with the title registered at HM Land Registry. |

Questions about Funding and Investment Partners in Swansea
Can I invest in Land to Homes?
Nothing on this site is an offer or invitation to invest, and we do not take investment, loans or deposits from members of the public. We discuss funding privately with development lenders and institutional partners on specific schemes. If you are a professional party with an interest in residential development, you can contact us to start a conversation.
Is anything on this site regulated investment advice?
No. Land to Homes does not give investment, financial, tax or legal advice, and nothing on this site is an offer, invitation or recommendation to invest. Funding discussions take place privately with lenders and professional parties, who rely on their own advisers and due diligence. If you are unsure about any investment, speak to an independent regulated adviser.
How is forward purchase different from forward funding?
With forward funding, the investor pays for the land and construction as the scheme is built. With forward purchase, the investor commits to buy the completed homes, but the developer arranges construction finance in the meantime. The choice affects risk, cost and timing for both parties, so each takes its own advice before agreeing terms.
What information do funding partners usually review?
Partners usually review the site title, the planning position, the scheme appraisal, the build programme, the construction approach, the plan for selling or letting the homes and the developer's background. Each carries out its own due diligence, often with valuers, monitoring surveyors and solicitors. We share site-specific information under confidentiality where appropriate.
Can we discuss a partnership in Swansea?
We are happy to talk about specific opportunities in Swansea and elsewhere in West Glamorgan, including Gorseinon, Neath and Briton Ferry. Conversations are private and every arrangement is documented by each party’s own advisers. Nothing here is an invitation to invest.
