Funding and Investment Partners in Hereford

How do funding partners work with us in Hereford?

Land to Homes brings forward land and new homes in Hereford and across the UK, and some schemes need outside funding. That might be development debt from a lender, forward funding from an institutional partner, or a landowner keeping a stake through a joint venture. We discuss funding privately, and nothing here is an invitation to invest or regulated investment advice.

Planning in Hereford: the English rules

If your land near Hereford lies in the Green Belt, national policy still protects it, but England's planning framework now recognises grey belt: Green Belt land that is previously developed or does not strongly contribute to certain Green Belt purposes. Where there is evidenced unmet need and the location is sustainable, grey belt housing can be acceptable, with major schemes meeting the Golden Rules on affordable housing, infrastructure and green space. Planning is never guaranteed, so we check policy, access and constraints first.

In England, land purchases usually attract Stamp Duty Land Tax, and lenders take a legal charge registered at HM Land Registry. Scheme appraisals must allow for Section 106 obligations, the Community Infrastructure Levy where charged, and biodiversity net gain. Homes England is the government's housing and regeneration agency and runs public funding programmes for housing.

Questions about Funding and Investment Partners in Hereford

Do public bodies fund housing development?

Public bodies support housing delivery in each nation, for example Homes England, the government's housing and regeneration agency in England, and the Development Bank of Wales, which offers property development lending. Grant for affordable housing usually goes to councils and registered providers rather than developers. We describe these bodies for context; each has its own criteria.

Is anything on this site regulated investment advice?

No. Land to Homes does not give investment, financial, tax or legal advice, and nothing on this site is an offer, invitation or recommendation to invest. Funding discussions take place privately with lenders and professional parties, who rely on their own advisers and due diligence. If you are unsure about any investment, speak to an independent regulated adviser.

Can I invest in Land to Homes?

Nothing on this site is an offer or invitation to invest, and we do not take investment, loans or deposits from members of the public. We discuss funding privately with development lenders and institutional partners on specific schemes. If you are a professional party with an interest in residential development, you can contact us to start a conversation.

What is forward funding?

Forward funding is where an investor, often an institution, buys a site and funds the construction of homes on it, taking ownership of the completed scheme. The developer builds the homes under a development agreement. It is used in build to rent and some affordable housing schemes. The legal and tax structure needs specialist advice for each party.

Can we discuss a partnership in Hereford?

We are happy to talk about specific opportunities in Hereford and elsewhere in Herefordshire, including Ross-on-Wye, Leominster and Ledbury. Conversations are private and every arrangement is documented by each party’s own advisers. Nothing here is an invitation to invest.
