Why work with Land to Homes in Gwynedd

Development lenders

We discuss senior and mezzanine development finance with lenders on a site-by-site basis, with security and terms agreed through each party's solicitors.

Landowner co-investment

A landowner can keep an interest in their land through a joint venture rather than selling outright, with the terms set out in a written agreement.

Forward funding and purchase

For build to rent and affordable homes, we discuss forward funding and forward purchase structures with institutional and registered provider partners.

Advice from your own advisers

We do not give legal, tax or financial advice. Every party should take independent advice before entering into any agreement with us.

Planning in Gwynedd: the Welsh rules

In Wales, new affordable homes in Gwynedd are mainly delivered by councils and registered social landlords, supported by Social Housing Grant, the Welsh Government's main capital programme for affordable housing. Section 106 agreements secure affordable homes on market schemes, in line with Local Development Plan policy. Registered social landlords are registered and regulated by the Welsh Ministers. Land to Homes can bring forward land and build homes with councils and housing associations.

In Wales, Land Transaction Tax replaces Stamp Duty Land Tax, and security is registered at HM Land Registry. Appraisals must allow for Section 106 obligations, the Community Infrastructure Levy where adopted and approval of sustainable drainage by the SuDS approving body. The Development Bank of Wales, owned by the Welsh Government, offers property development lending among its services.

Questions about Funding and Investment Partners in Gwynedd

Can I invest in Land to Homes?

Nothing on this site is an offer or invitation to invest, and we do not take investment, loans or deposits from members of the public. We discuss funding privately with development lenders and institutional partners on specific schemes. If you are a professional party with an interest in residential development, you can contact us to start a conversation.

Is anything on this site regulated investment advice?

No. Land to Homes does not give investment, financial, tax or legal advice, and nothing on this site is an offer, invitation or recommendation to invest. Funding discussions take place privately with lenders and professional parties, who rely on their own advisers and due diligence. If you are unsure about any investment, speak to an independent regulated adviser.

What information do funding partners usually review?

Partners usually review the site title, the planning position, the scheme appraisal, the build programme, the construction approach, the plan for selling or letting the homes and the developer's background. Each carries out its own due diligence, often with valuers, monitoring surveyors and solicitors. We share site-specific information under confidentiality where appropriate.

What is forward funding?

Forward funding is where an investor, often an institution, buys a site and funds the construction of homes on it, taking ownership of the completed scheme. The developer builds the homes under a development agreement. It is used in build to rent and some affordable housing schemes. The legal and tax structure needs specialist advice for each party.

Can we discuss a partnership in Gwynedd?

We are happy to talk about specific opportunities across Gwynedd, including Caernarfon, Pwllheli and Holyhead. Conversations are private and every arrangement is documented by each party’s own advisers. Nothing here is an invitation to invest.
