Sell Brownfield Land in Reading

Can I sell brownfield land for housing in Reading?

What a brownfield site in Reading is worth for homes depends less on its size than on what lies underneath and next door. Our free, no-obligation appraisal looks at former uses, likely ground conditions, flood risk, access and any business tenants, then explains whether a direct sale, conditional contract or promotion suits the site.

Selling land around Reading

Reading (RG1) anchors our coverage of Berkshire, which takes in 10 other places. Lower Earley is the closest neighbouring place we cover, at about 3 miles, followed by Wokingham and Crowthorne. Reading is in the South East region of England.

Around Reading we look at corner plots and side gardens, farmland next to the settlement boundary and backland plots with a workable access. In England, where Reading sits, planning decisions are made by the local planning authority, usually the district, borough, city or unitary council (or a national park authority).

Why work with Land to Homes in Reading

Demolition and asbestos

Older buildings often contain asbestos, which must be surveyed and removed by licensed specialists where required before demolition. These costs feed into the price, so an early survey supports a firmer offer.

Direct purchase of brownfield sites

Where a brownfield site suits us, we can buy it ourselves, with or without planning and with no onward chain, subject to survey, title and contract.

Flood risk and drainage

Some brownfield sites sit in flood zones or rely on old drainage. Flood policy may require a sequential test, showing that no suitable sites at lower risk are reasonably available.

Contamination assessed in stages

Ground investigation is usually staged: a desk study of past uses, intrusive sampling if needed, then a remediation strategy and verification. Existing reports save time and cost, so share any you hold.

The English system, as it applies in Reading

If your land near Reading lies in the Green Belt, national policy still protects it, but England's planning framework now recognises grey belt: Green Belt land that is previously developed or does not strongly contribute to certain Green Belt purposes. Where there is evidenced unmet need and the location is sustainable, grey belt housing can be acceptable, with major schemes meeting the Golden Rules on affordable housing, infrastructure and green space. Planning is never guaranteed, so we check policy, access and constraints first.

In England, councils keep brownfield land registers, and sites on Part 2 of a register can be granted Permission in Principle. The NPPF gives substantial weight to using suitable brownfield land for homes. Contamination is normally handled through planning conditions, following the Environment Agency's land contamination risk management guidance, with Part 2A of the Environmental Protection Act 1990 as a backstop.

Common questions in Reading

Who pays for contamination clean-up when I sell?

It is negotiated. Usually the buyer allows for remediation in the price it offers, so the cost is reflected in the land value. Contract terms can also deal with environmental liabilities after the sale. Where contamination is serious, environmental law can in some cases leave liability with whoever caused it, so take legal advice.

What counts as brownfield land?

Brownfield, or previously developed land, is land that is or was occupied by a permanent structure, including the land around it. Former yards, depots, garage blocks and commercial buildings usually qualify. Definitions vary by nation, and some exclude private gardens, agricultural buildings or sites where earlier remains have blended into the landscape.

Will VAT apply when I sell my brownfield site?

It may. If you have opted to tax the land or buildings, VAT can apply to the sale price. Whether the option can be disapplied depends on what the buyer intends to do with the property, and the rules are technical. Ask your accountant before agreeing a price, because it affects what the buyer pays.

What is a garage block worth for development?

It depends on how many homes the plot could take once the garages are cleared, how the garages are currently used, the width of the access and whether any are let. Some garage sites suit a small group of homes or bungalows. We cannot give a value without seeing the site, but our appraisal explains the factors.

Is Reading an area you cover for land?

Yes, we cover land in Reading and elsewhere in Berkshire, including Wokingham, Slough and Windsor. Where a site suits us we can buy it directly, or set up an option or promotion agreement. On promotion there is nothing to pay upfront.
