Rules that apply in Weymouth
Whether a field or large garden could take homes depends mostly on the council's Local Plan and national policy. Under the National Planning Policy Framework, plans define settlement boundaries, and land just outside Weymouth may still come forward if it is allocated, previously developed or meets evidenced unmet housing need. Smaller housing schemes can also use Permission in Principle, an England-only route that settles location, use and amount first. Our free appraisal explains which route suits your land.
Buying a new-build home in Weymouth follows the usual English process: an offer, conveyancing, exchange of contracts, which makes the purchase binding, and completion. Many buyers arrange a snagging inspection to find defects. New homes are usually covered by a structural warranty, and developers registered under the New Homes Quality Code give buyers access to the New Homes Ombudsman Service. We have no homes on sale yet, so register your interest to hear about future homes.
| Local planning document | Local Plan |

| Land transaction tax (paid by the buyer) | Stamp Duty Land Tax (SDLT) |
| Land registration | HM Land Registry |
| Developer contributions | Section 106 planning obligations, plus the Community Infrastructure Levy (CIL) where the council charges it |
Land and homes in Weymouth: questions
Do I need my own solicitor to sell land?
Yes. Every landowner should have their own solicitor on a land sale or agreement, and many also use a land agent or chartered surveyor. On option and promotion agreements with Land to Homes, we pay your reasonable legal fees, with the amount agreed up front in the heads of terms before you instruct anyone.
What is a land promotion agreement?
Under a promotion agreement, a promoter funds and manages the planning process, then markets the land for sale with the landowner once permission is granted. The proceeds are shared under an agreed formula after the promoter's costs. With Land to Homes there is nothing to pay upfront: planning costs are only recovered from the sale proceeds if the land sells with planning.
Can Green Belt land be developed?
Green Belt is land around certain towns and cities where policy keeps land open, so new homes are normally resisted unless a local plan releases the land or there are very special circumstances. In England, recent policy changes introduced grey belt land, which can be more acceptable for development in some cases. Wales, Scotland and Northern Ireland have their own green belt policies.
What is a new-build warranty?
It is an insurance-backed policy covering certain defects in a new home for a set period after completion. The builder is usually responsible for most defects early in the cover, and the warranty provider covers major structural problems later. Most mortgage lenders expect a recognised warranty, or a professional consultant's certificate, before they lend on a new home.
Do you buy land in Weymouth?
Yes. Land to Homes looks at land in Weymouth and elsewhere in Dorset, including Bournemouth, Poole and Christchurch. Every enquiry starts with a free site appraisal, and on option and promotion agreements we pay your reasonable legal fees.
