Planning and land rules in Buckley

Land to Homes buys and promotes land for new homes across Wales, including around Buckley. Some landowners prefer a direct sale with no onward chain, subject to survey, title and contract. Others choose a promotion agreement, where we fund the planning work and recover our costs from the sale proceeds only if the land sells with planning. Either way, decisions follow the Local Development Plan and Planning Policy Wales, and nothing is certain until consent is granted.

New-build buyers in Buckley usually receive a structural warranty, and many arrange a snagging check before completion. In Wales, contracts are exchanged and completed as in England, titles are registered with HM Land Registry, and Land Transaction Tax is paid to the Welsh Revenue Authority. If you rent instead, your landlord must give you a written statement of your occupation contract. We have no homes available yet, but you can register interest.

Questions about Land and homes in Buckley

Who decides who gets an affordable or social home?

Councils and housing associations, not developers. They set eligibility, usually based on income, housing need and sometimes a local connection, and allocate homes through their own lists or sales processes. In Northern Ireland, social homes are allocated through the Northern Ireland Housing Executive's common waiting list. Land to Homes does not allocate homes.

Will I have to pay anything upfront?

Not on a promotion agreement. We fund the planning work, and those costs are only recovered from the sale proceeds if the land sells with planning permission. You will still need your own solicitor, but on option and promotion agreements we pay your reasonable legal fees, with the amount agreed in the heads of terms.

What is a new-build warranty?

It is an insurance-backed policy covering certain defects in a new home for a set period after completion. The builder is usually responsible for most defects early in the cover, and the warranty provider covers major structural problems later. Most mortgage lenders expect a recognised warranty, or a professional consultant's certificate, before they lend on a new home.

What should I check before reserving any new-build home?

Check the specification, the tenure and any lease terms, estate or service charges for unadopted roads and open space, the warranty provider, the reservation terms and whether the developer is registered with the New Homes Quality Board. Instruct your own solicitor early, visit the site if you can and ask for everything important in writing.

Is Buckley an area you cover for land?

Yes, we cover land in Buckley and elsewhere in Clwyd, including Rhosllannerchrugog, Hawarden and Rhyl. Where a site suits us we can buy it directly, or set up an option or promotion agreement. On promotion there is nothing to pay upfront.
